It was great to catch up with familiar faces and just as lovely to meet so many new people in the room.
Evenings like this are a great reminder of the power of networking , sharing ideas, learning from each other, and building relationships that can lead to amazing opportunities.

As promised, here are the final numbers for our latest project in South Wales:

Purchase price: £75,000
Refurbishment cost: £32,000
Rental income: £750 pcm
Refinance value: £138,000
ROCE (once refinance): 83%

It was a probate three-storey terraced house and we’re very pleased with the final result (see video)

This project taught us a lot about refurbishment works, particularly when dealing with contractors: setting clear boundaries, avoiding large upfront payments, and only paying enough initially to cover materials. For example, rather than paying one-third upfront, it’s far better to break payments into smaller staged amounts and release them only once agreed milestones are achieved.

BTL deal in South Wales that needed a full refurb. 3 bed mid terrace
This property was a probate with an”Grant of probate” so no holdups.

This was found through an Estate Agent .

I was truly grateful to be invited to speak at Bristol PIN and present a case study. It was a real pleasure to share my experience, along with the learnings and challenges of the past 12 months.

The evening was a powerful reminder of how discipline, tenacity, perseverance, and the right mindset can drive real progress.

✨ Year 2025 has been a journey of growth, resilience, and deep gratitude ✨

Last week, I was incredibly honoured to receive an award in my property journey. It meant more than recognition, it was a quite moment of reflection on the doubts, the hard days, and the decision to keep going, anyway. I’m deeply grateful to my mentors, Kam Dovedi and Pawan Dovedi and the whole team for their guidance, belief, and constant mindset support. Having people who genuinely want to see you grow makes all the difference.

One of the biggest lessons this year was learning to set boundaries.
Putting limits in relationships with builders, and investor. Having difficult conversations. Saying no. Standing firm when payments were delayed or expectations weren’t aligned. This doesn’t come naturally to me, I used to avoid conflict but growth required me to speak up, even when it felt uncomfortable.

One of my personal challenges this year was to look after myself better — both mentally and physically (wellbeing) I set the goal of running a half marathon… and I ran two. It was a good reminder to myself of what I’m capable of☺️

I don’t exercise to be lean — that’s just a side effect.. I do it so I can show up calmer, happier, more patient with my kids, and more energised for the life I’m building. Exercise keeps me calm when my mind feels loud and busy.

I’ve learned that real change doesn’t come from big moments ,it comes from small choices made daily, especially on the days when motivation is gone.

This year stretched me in ways I didn’t expect. It challenged me, taught me patience, and reminded me why I started.

This week, I had the incredible opportunity to be in Mayfair, London, sharing my property journey with over a hundred people.

Now, as I sit at Bristol Airport waiting for my flight to 🇪🇸 ,back to where it all began, I can’t stop reflecting on how much life has changed since I first moved to the UK.

Becoming a mum, changing career paths, and finding a new purpose has been quite a journey.
My background is in psychology, and for several years I worked in a primary school until life shifted completely. Having 2 children changed everything: my priorities, my goals, and my outlook on the future.

That’s when property came into my life as a way to create opportunities and a better future for them.

Feeling truly grateful for how far I’ve come, and for the incredible guidance and support from my mentor Kam, Pav and all the team . You’ve shown me that change is possible and growth is real☺️🙏.

The discussion was all about finding the best property deals, and I came away with so many valuable insights.

A big thank you to the speakers Kam Dovedi, George Sanford, James Rogerson, and Kieran Ryan for sharing such practical and powerful strategies.

Top tips that stood out for me:

Finding Discounted Properties
• Build genuine relationships with estate agents (be reliable and clear about your criteria).
• Explore the modern method of auction, especially in lower-priced areas.
- Working with Agents
✔️ Be honest about your buying position.
✔️ Be specific about your budget and criteria.
❌ Don’t make silly low offers or claim to be a cash buyer if you’re not.

Financing tips
• Be prepared with documents and upfront about your situation.
• Don’t just chase the lowest rate, speed and smoothness matter too.
• Buying in your own name vs. a company? Let tax advice, not mortgage rates, guide you.

My takeaway:
The best deals come from strong agent relationships and being transparent and financially ready.
Yes, regulation is a challenge but it’s also a huge opportunity for those who adapt quickly, build systems, and stay informed will benefit from the exit of less committed landlords.
