VIEWING DAY- This one is interesting!

It’s a huge house with 2 independent entrances, which means there could be an opportunity to split it into 2 flats.

In this area, each flat could rent for around £750 per month, giving a rental income of £1,500 per month.

Now it’s time to run the numbers and see if the deal stacks up!

Property viewing tip: Always check the outside first!

I normally arrive around 10 minutes before the viewing to have a good look at the property and the surrounding area.

The roof – Does it look in good condition? Any missing tiles ?

Condition of Windows and door.

The surrounding houses – Are neighbouring properties well maintained? do people seem to look after their homes?

Parking – Is there enough parking nearby?

The street and neighbourhood – What’s the general feel of the area?

Another project for an investor.
This one is a 3 bed mid terrace house , one bedroom is big enough so we converted into 4 beds house, adding value to the property already .

We collected the keys on 2sd September and this is what happened so far:
Stripped out
Partition wall done.
Plastering started last week.
Garden / patio done.

Good progress so far, and the property is already starting to look very different.

Viewing a property in South Wales.

Retaining walls are pretty common in gardens across South Wales, especially where there are sloping gardens.
But don’t overlook them- A retaining wall can become very expensive if it needs repairing or replacing

When viewing a property, always check them😉

Do you always give feedback to the estate agent after viewing a property?

Something I’ve learned from investing in property is how important it is to educate estate agents about what you’re looking for.

Whenever I view a property, I always give feedback the next day , even if I’m not going to make an offer.

Do you inspect your own investment properties, or do you leave everything to your letting agent?

As I mentioned in the video , we use Letting Agents to manage our portfolio but this flat in particular we find low maintenance and the average time that the tenant stays is 2-3 years. So we manage by ourselves.

Today was the inspection day to check everything is being looked after, and see what might need attention before a small issue becomes a big one ( bathroom floor, gap in the window ).

You don’t have to do everything yourself as a landlord but you should know what is happening with your asset.
