📢 Calling All First-Time Buyers!

Are you currently still living at home with family, or are you renting and finding it difficult to save for a deposit? You're not alone—and we may have some great news for you!

🏡 There are now mortgage options available with:
• No deposit at all, or
• A minimum deposit of just £5,000!

Most lenders require a minimum deposit of 5%. However, there’s a mortgage scheme out there that only requires a deposit of £5,000, up to a purchase price of £500,000.

💡 Example:
Most lenders ask for a minimum 5% deposit—so for a £200,000 home, that’s £10,000.
But with this scheme, you may only need £5,000, even for homes priced up to £500,000!
➡️ And that £5,000 can be gifted by a close family member.
Alternatively, if you’ve been renting for at least 12 months and can prove you’ve consistently paid your rent on time, you could be eligible to buy your first home with no deposit required.

• New builds are excluded from the £5k deposit scheme

It's that most wonderful time of the year! Adept is now closed until 30th December when we'll open for a few hours between Christmas and New Year. Well, the time is nearly upon us - as some may already know, our Director Mark Lewis is a member of Cor Tadau Trisant, and the choir has been rehearsing hard for some months now, as they've entered the Tenor and Bass Choir Competition (male voice choir comp to you and me) at the National Eisteddfod in Pontypridd. The competition is on Saturday 10th Aug - if you can't come along to the Eisteddfod, you can still see it as it will also be televised live on S4C. There's 10 choirs entered, and the first one should be on the telly about 3ish, Cor Tadau ar due on around 4.15pm. Good luck Mark and the whole choir!

Haven't posted much on social media recently, as we've been a little busy, with another office move. We enjoyed our time at Pantwilkin Stables (thank you Tim Vaughan), but a great opportunity came up that we just couldn't pass by - and that was to take up the first floor office space above Dylan Davies estate agents in Pontyclun - you can see our brand names in the two upstairs windows! We are officially in, and we're looking forward to becoming a part of the local business community once more. If you're passing, come and say hello, via the Dylan Davies entrance.

Calling all First Time Buyers! You may or may not have heard that Accord Mortgages (the intermediary arm of Yorkshire Building Society) has announced a new type of mortgage for first time buyers "The £5k Deposit Mortgage".

Hello all, it's Friday again, hope you all have a nice weekend! There was some more good news this week with house prices having increased slightly for November, so that's two months in a row now, let's hope that continues into the New Year! And let's also have an early Christmas present next week if the Bank of England decides to either leave the base rate as it is on 14th December or, maybe a Christmas miracle, consider reducing it??

Speaking of Christmas and the New Year, let's join the bandwagon and publish Adept's Festive Period opening hours, which will be normal opening unless stated below:

Well it's Friday again, we hope everyone is looking forward to the weekend? It's also the beginning of December, so everyone's mind is slowly switching to Christmas. A little bit of good news today as Nationwide's House Price Index showed a small increase in house prices, but only 0.2% between October and November. Not a complete recovery, as house prices for that period are generally down 2% compared with last year, but perhaps the recent stability of mortgage rates may bode well for us all in the New Year?

This weekend sees Pontyclun's annual Christmas Fayre being held at the car park near the community centre. Our Director of Mortgages, Mark Lewis, is heading there for the "Twmpath" tonight, and Cor Tadau Trisant have a half hour slot on Saturday, at about 3.45pm - head on down if you want to feel Christmassy as we sing our set of Christmas songs!

Hello everyone, it's Friday so we're not going to talk finances too much, especially as it's Children in Need day today too, and that is more important for this Friday. At a time when good news is in fairly short supply, let's hope the money raised is a goodly sum again this year.

Speaking of good news, there's been some nice news in the mortgage industry this week as well - inflation figures were issued and 4.6% is a significant drop. Coupled with this, some lenders have now reduced their 2 year fixed rates to below 5% - let's hope that these drops are sustainable for the near future, and that we can all look forward to some positive growth in business in the mortgage market come the New Year.

Have a lovely weekend everyone, I'm off to Cardigan on Sunday for the day, enjoy whatever you're up to.
