A VERY overdue thank you!

I’m a little late posting this because apparently launching a new website right before the summer holidays, while juggling work, three kids and horses wasn’t my brightest idea 😂

BUT I finally have to give a massive shoutout to Ryan at Brecon Creative for creating my new Making Mortgages Simple website!

Ryan has honestly done such an amazing job he absolutely nailed it. Nothing was ever too much trouble, and I’m genuinely so happy with how it’s turned out.

Ryan, thank you for putting up with me and bringing Making Mortgages Simple to life online!

My new website is live 😁

Better late than never with the thankyou post summer holidays have a lot to answer for 😂🤦‍♀️

Clear, jargon-free mortgage advice for first-time buyers across the UK. Based in Brecon, Powys — helping you understand your options from the very first conversation.

Owning a home comes with more than just the mortgage payment.

When people budget for buying their first home, they often focus purely on the mortgage.

But once you own a home there are other costs that become your responsibility too — things like council tax, utility bills, buildings and contents insurance, and general upkeep.

And this matters because buying a home should still leave you able to live comfortably each month and feel secure about your future, not worry about what would happen if life suddenly changed.

That’s why when I help clients plan their mortgage, we look at the full financial picture, not just the monthly payment.

If you'd like a guide explaining the extra costs people often forget, comment COSTS and I’ll send it over.

Your affordability number isn’t your budget.

It’s just the starting point.

When lenders calculate affordability, they’re using formulas, averages and national spending assumptions. They don’t actually know how you live your life or how you want it to look in the future.

They don’t know if there are things in your life you don’t want to give up, like:

📺 Netflix, Prime and other subscriptions you enjoy

☕Weekend coffee runs you want to keep doing

✈️Saving for holidays

🐴Or simply having money left over to enjoy life (for me… it’s my horses).

And this is exactly why affordability calculators shouldn’t be taken as the final answer.

Because a mortgage doesn’t just affect whether you can buy a home…

It affects how your life looks every single month after you move in.

If you stretch too far, suddenly the things that make life enjoyable start disappearing — and that’s when homeownership can start to feel stressful instead of exciting.

That’s why when I work out affordability with clients, we don’t just look at what the lender says.

We look at how you want your life to look and feel once you get the keys.

Some people want to maximise borrowing.

Others want breathing room each month.

Neither is wrong — it’s about what works for you.

A Decision in Principle with a broker helps turn those generic affordability numbers into something tailored to your real life, so you know what feels comfortable before you start house hunting.

Because buying a home shouldn’t mean giving up everything else that matters to you.

💭 “If I save a bigger deposit, the bank will lend me more… right?”

❌ Not quite.

Here’s the reality 👇
Your income is what mainly decides how much you can borrow — not your deposit.

That said (and this is where people get confused 👀)

A bigger deposit CAN still help, just not in the way most people think.

It can:
• Unlock better interest rates
• Reduce your monthly payments
• Open the door to more lenders

💡 So it’s not about borrowing more — it’s about borrowing smarter.

If deposits, affordability and “how much can I actually borrow?” feels confusing, you’re not alone — this myth catches people out all the time.

👉 Comment AFFORDABILITY and I’ll send you my free guide breaking it down in real numbers.

Protection is completely personal.

Before anyone mentions policies or prices, ask yourself this:

👉 What would you want to happen to your home if you died?

👉 What would life actually look like if your income stopped?

There’s no right or wrong answer — and you don’t need one today.

This space is for first-time buyers who want to ask questions without feeling like that means signing up to anything straight away.

It’s completely normal to hold back because you’re worried a conversation turns into pressure. So many people feel that.

But here’s the truth:
Exploring your options doesn’t start a countdown.
Curiosity builds confidence — not commitment.
Having clarity early often makes the whole journey feel calmer, steadier, and far less overwhelming when the time is right.

This is for first-time buyers who want to ask questions but worry that doing so means they have to commit.

It’s completely understandable to feel that way. A lot of people avoid conversations because they’re scared of pressure or being pushed before they’re ready.

If this has been holding you back, you’re not alone.
Exploring options doesn’t start a countdown — curiosity creates confidence, not commitment.

Having clarity early often makes the whole process feel calmer when the time is right.

This is something I hear all the time from first-time buyers whose parents are trying to help them get started.

It’s completely understandable to think that. Family support and mortgages can feel complicated before you’ve even begun.

If this has been worrying you or your parents, you’re not alone.

I’ve also covered this gently in my DEPOSIT guide for anyone who wants clarity without pressure.

Mortgage lenders don’t wait for explanations — they assess what’s in front of them.

This is something I flag early when reviewing bank statements, because planning to “explain it later” rarely works the way people hope.

If something looks unusual on paper, it’s far better to give context upfront, before it raises questions or slows things down.

This is why I look at statements early in the process — it gives us the chance to position things properly rather than react once alarm bells ring.

If this has been worrying you, you’re not alone.
Most issues aren’t a problem — they just need the right context at the right time.

I cover this in plain English in my CREDIT guide, including what tends to raise questions and how it’s usually handled.
