When people budget for buying their first home, they often focus purely on the mortgage.

But once you own a home there are other costs that become your responsibility too — things like council tax, utility bills, buildings and contents insurance, and general upkeep.

And this matters because buying a home should still leave you able to live comfortably each month and feel secure about your future, not worry about what would happen if life suddenly changed.

Your affordability number isn’t your budget.

It’s just the starting point.

When lenders calculate affordability, they’re using formulas, averages and national spending assumptions. They don’t actually know how you live your life or how you want it to look in the future.

They don’t know if there are things in your life you don’t want to give up, like:

📺 Netflix, Prime and other subscriptions you enjoy

☕Weekend coffee runs you want to keep doing

✈️Saving for holidays

🐴Or simply having money left over to enjoy life (for me… it’s my horses).

And this is exactly why affordability calculators shouldn’t be taken as the final answer.

Because a mortgage doesn’t just affect whether you can buy a home…

It affects how your life looks every single month after you move in.

If you stretch too far, suddenly the things that make life enjoyable start disappearing — and that’s when homeownership can start to feel stressful instead of exciting.

Mortgage lenders don’t wait for explanations — they assess what’s in front of them.

This is something I flag early when reviewing bank statements, because planning to “explain it later” rarely works the way people hope.

If something looks unusual on paper, it’s far better to give context upfront, before it raises questions or slows things down.
