Having spent a bit of work on this site we were part of the final two bidders to build 7 houses. Unfortunately we didn't get it and chose to stick to our guns rather than stretch ourselves by bidding more and hoping for a good valuation.
Both myself and my builder ran the numbers and felt it prudent to stick where we were and whilst it's disappointing to see someone get this in front of us we'll be back with a new project in the New Year!

We've done all we can now so all in the hands of the agent and vendor.

We are changing our marketing strategy for the 4th and last unit to be sold.
Whereas for the other 3 units we've offered buyers a choice of carpet, we're now going to carpet the whole place ourselves and then have new photos taken for Rightmove to get this last house sold!

Things don't always go smoothly with property development! We ended up doing a same-day exchange and completion a day late on our third house and because our buyer was in a chain of 3 it slowed the process considerably but we got there in the end.
Going up to the development today to see if we can do anything beneficial in order to market the 4th and last remaining house in a different way.

Third sale completes this Thursday! Happy to announce that our third unit exchanges and completes this week.
Despite media headlines of property sales in the UK through the roof, this is not the case across the board and we're proud to get this sale across the line at the offer price in these difficult times!
One more unit left to sell and then onto the next development to build out!
