Securing Your HMO
As a landlord, you have a duty of care to your tenants, even if there are no strict security laws. And a well-secured HMO benefits you both.
Here are a few security considerations:
🚪External doors – In an HMO, any door that locks and forms part of the primary or secondary fire escape must provide ‘keyless escape’. And as these often only lock from the outside with a key, you’ll need to remind your tenants, so they lock the door when they go out.
🏠Windows: Check windows have keys during inspections. Unlocked windows can increase insurance costs or invalidate policies.
🔐Smart entry systems – Keyless entry systems such as cards are more secure than physical keys and can be deactivated when lost. Or you could consider a code entry system.
❗Alarms: Install a burglar alarm or a dummy box that can act as a deterrent.
