The borrower, an experienced property investor, had agreed to acquire ๐๐๐ผ ๐ฝ๐ผ๐ฟ๐๐ณ๐ผ๐น๐ถ๐ผ๐, ๐ฐ๐ผ๐ป๐๐ถ๐๐๐ถ๐ป๐ด ๐ผ๐ณ ๐ป๐ถ๐ป๐ฒ ๐บ๐๐น๐๐ถ-๐๐ป๐ถ๐ ๐ณ๐ฟ๐ฒ๐ฒ๐ต๐ผ๐น๐ฑ ๐ฏ๐น๐ผ๐ฐ๐ธ๐. Given their experience and objective to maximise leverage, we structured a facility at ๐ต๐ฌ% ๐๐ง๐ (purchase price and all costs) and ๐ณ๐ฑ% ๐ผ๐ณ ๐๐ง๐๐๐ฉ. We rolled the interest to maximise the day one borrowing, and were able to ๐ณ๐๐ป๐ฑ ๐๐ต๐ฒ ๐ณ๐๐น๐น ๐ฐ๐ผ๐๐ ๐ผ๐ณ ๐๐ผ๐ฟ๐ธ๐ in arrears.

As you can imagine, with the complexity of the purchase along with a deal of this size, there are a lot of moving parts. We needed to be flexible with our approach to provide the right outcome for the borrower.

This loan would not have been possible without determination and teamwork from all those involved working seamlessly together, including the broker, the solicitors on both sides, the valuer and monitoring surveyors, coming together to deliver on a complex deal, within in a tight timeframe.
