Everything is moving in the right direction at the moment, the mortgage company continues to see its loyal customer base return and use our service. The Delancy Group continues to source good properties for our investors, with them making anywhere between £20-£50k profit per property and now we are getting into Dubai ✅

The sourcing company The Delancy Group was a natural progressive add on to the mortgage services I already offered through Mortgages For You Ltd and now we are expanding into the Dubai market space 💥

In October, me and Alex Greenfield will be flying out to Dubai to see the operations of the investment company we’ve partnered alongside and will be having meetings at the head office in the Opus Tower. We’ve also got some meetings set up with prospective clients interested in investing as well, pitching the proposal we have to offer alongside the owner 🏠🤝

Successful meetings in London for Dean & Alex. Delancy Group will now covering the whole of UK & Dubai.

Pleased to announce we will soon be offering exclusive off market properties to purchase over in Dubai to all of our clients, old & new.

Weeks of emails, phone calls and zoom meetings have gone into this & now after face to face meeting this week, we have secured the link up with an investment firm based out Dubai & London.

So we’ve completed again on some recent properties for our investors 🏠 🔑

⭕️ 3 bed detached bungalow located in the Boston area for £105k. This property will undergo a full refurb with new heating system, full rewire, new bathroom suite and then full redecoration throughout 🏗️ The desktop valuation came back at £170k so plenty of profit margin for the client 💥

⭕️ Another bungalow sold and will be completed this month. 2 bed sold for £95k. Again a full refurb as above to be carried out. Valuation circa £150k.

Both these bungalows will be refinanced with 80% of the refurb costs taken back out to go again and then rented out to boost the current cash flow of both investors 🥂

⭕️ We have been in long negotiations brokering a land deal for a major housing developer for the last 2 months. Current negotiations would indicate we will reach a sale price of circa £1.4m.

⭕️ A mixed use property comprising of a 3 bed HMO, x2 1 bed flats & two commercial units. Purchase price of £265k with an end value after refurbishment of £325k + and £4k pcm rental income.

A 15% below market value HMO property completed today. Sold off market with tenants in situ, achieving £33,800 per annum, returning a 15% gross annual yield.
