🏠Your best investment you can ever make is in yourself 🏠
Had such an amazing day yesterday at the Apsire Academy Day surrounded by many like minded people all smashing it within the industry.
So important for me and the business to keep on educating myself by the best in the industry Jamie York Dan Buchan Sam Spencer and look for new ways to improve myself and the business for my clients whether that be knowledge, the level service we offer or how to improve the systems to make the process easier for all our clients as this is at the forefront off our business model.
Time now to take the action and implement my learnings. So exciting for the next 12mth just watch this space 🚀

🏠 IMPORTANCE OF MASTERING YOUR AREA 🏠

The key to many great property investments is understanding your area.
Think of your investment areas as a Monopoly Board.
So would you want to invest in the Old Kent Road area?
Run down area
High crime rate
High unemployment rate
Poor Tenant type
❌
Now on the other hand you have Mayfair .
House prices to expensive
More funds needed to invest
Low returns on cash employed.
❌
So we are looking for that sweet spot, that in between, the Pall Mall, Bow st.
Now how do we find them?
Speak to letting agents in the area where do they want to manage properties.
Review your crime and unemployment levels are they in line with the UK average.
What regeneration is in the area the more the better this shows investment and capital growth potential.
Review the rental demand how many properties in the area are let agreeded shows good demand.
If all the above come back good then your on the right track to that strong investment area ...

🏠 HOW TO START A PROPERTY PORTFOLIO TIPS 🏠

1) Understand this is a long term investment not a get rich quick investment. Property brings wealth over time.

2) Get the thought of a no money down deal out of your head, they are out there however focus on 2 good deals rather than 1 great deal

3) Do your research on the industry fully understand property investment and the risks that come with it. Use things like Youtube, Podcasts, Facebook Groups and maybe some paid education before jumping in

4) Review all your finances, are they all in line only then think about investing.

5) What is your strategy going to be. Buy to let, HMO, Service accommodation for etc.

6) Understand the numbers what makes a good investment do the numbers stack and have an exit plan.

7)Do your due-diligence on the above.

8)TAKE ACTION

"GETTING THINGS DONE WHEN YOU DON'T FEEL LIKE DOING THEM"

One of the biggest things I've observed between those who achieve success across all areas of life and those who don't is the ability to get things done when you don't feel like doing them.

ESPECIALLY when they don't feel like doing them!

Maybe you didn't sleep well and feel tired to be productive today.

Be productive anyway.

Maybe you've had a lot on your plate and feel mentally drained to tackle that important task.

Tackle that important task anyway.

Maybe you have some personal life issues and you can't focus on the other areas of your life business, fitness or family.

Compartmentalise and focus on what you need to get done anyway.

Maybe you're just feeling unmotivated and down and just can't be bothered to put in the work physically or mentally.

Pull yourself together and put in the work anyway.

Call it grit ,resilience or whatever you want to ,what matters is that you execute when you don't feel like executing.

Remember anyone can get things done when they feel like doing them, when motivation is high and things are all good .

High achievers get things done when motivation levels are low.

This is when you really drive progression

So don't waste time focusing on how to increase your motivation.

Focus on putting in the hard work when your motivation levels are low .

Manipulate motivation. Don't let motivation manipulate you.

" I DON'T HAVE TIME "⌚️

This is an excuse i always found myself saying when i didn't achieve my goals or set tasks for the week.

However we all have the same 24. No one person has more or less time in any given day than any other person. So when you say 'I don't have time" you are justifying your inaction on the premise that you can acquire or MAKE more time ... and if you had you would then act up on this .

STOP lying to yourself. The reason why your not completing tasks or moving towards your goals is not that you don't have time ,it's because it isn't as important to you...
'Thats the TRUTH"...

Which leads to the question....
Are your priorities in order?

Are you using your 24 the best way
you can?

You can't make more time ,like you can money.
But like money you can certainly decide how you spend it, how you invest it and how you waste it.

So next time you begin to say the words "I DON'T HAVE TIME " pause for a moment and say "It's not a priority"

You might also see a shift in your mindset ......
