Recent client story!

Offer for buy to let already in hand and I called client to ask when he plans to complete. He says I think solicitors are requesting funds today. Told him to call and delay this request.

Why says client? Because I can get a lower rate as the lender just reduced there rates.

How much will this save me Sid Mortgagenie Rana?

Well you have a 5 year fixed rate and based on the amount you are borrowing it will save you £480 pa so over 5 years that will be £2,400. Is that OK?

Fantastic I'll delay completion now.

Jump onto the lenders portal and applied for the new reduced rate and within 30 seconds the case was re-offered a new offer was available to the solicitor so they could still request funds the same day.

This demonstrates the value that a broker can add to your journey. My fees are reflected in the value that I add, so this client actually saved 5 times as much as he paid for advice.

Had he gone direct it would have been up to him to keep an eye on the rates and request a new offer.

It's all about client satisfaction.

Expect the new normal to be around 3.5-4.00%

Many buyers will need to make this mental adjustment at some point.

There have been several lenders increasing the rates on products over the last few days. 😩

This is likely due to swap rates(rates at which bank lend to each other) rising.

The likelyhood is that this will be temporary and rates should again start falling in July/August as inflation continues to fall and remain low. 🙂

So if you are applying for a mortgage now, keep an eye on the rates your lender is offering right up to a week before completing. It may be possible to amend the deal to a lower rate (if available) and save you a ton of money over the next few years. 💷🤑😊
