Our client recently purchased a one-bed Holiday Let in the UK. They funded the purchase and light refurb using cash from their SSAS pension scheme (via a GDCV).

After mortgage and other landlord costs, they were able to pay the total cash used from their SSAS back into the scheme within 5 years.

Buying a Holiday Let through a SSAS scheme provides a substantial amount of tax savings (including no Income or Corporation Tax on the rental income, no Capital Gains Tax and no Inheritance Tax).

In this case study, our client purchased a 4-bed property to let to the student market.

They purchased the property through a GDCV using funds from their SSAS pension scheme.

It will only take them 3 years to repay all the cash they used to purchase and update this property back in to the SSAS (taking into account the 75% Loan to Value Mortgage that was applied to the property after renovation).

GDCV stands for ‘Genuine Diverse Commercial Vehicle’. It’s an investment structure that allows you to utilise funds from your SSAS pension to invest into residential or commercial property. But why would you use a GDCV to purchase a property, rather than a simple cash purchase?

Because of the substantial tax benefits you would receive. Not just on any rental income, but also on any Capital Gains Tax and Inheritance Tax that would be applicable in the future.

If Einstein himself said it, then it’s no surprise that today’s property investors can be confused by Income Tax and Corporation Tax when it comes to receiving income from property investment activity.

The good news is that both Income and Corporation Tax do not apply to rental income from property which is purchased through a GDCV (using funds from a SSAS pension).

In this case study, our client purchased a 3-bed property to let to the student market. Using their SSAS, they purchased and updated the property via a GDCV. By putting a 75% Loan to Value Mortgage on the Property, they are able to produce a £925 monthly income from the property and repay all cash used for the purchase back into the SSAS within 4 years.

Not only did his pension allow them to invest in this student let, but the tax benefits include any property income being received into the scheme tax-free (so no income tax or corporation tax on the rental income).
