We have recently completed a ground up development loan for a seasoned developer client in Cumbria securing a £330,000 construction facility the building is well underway of 2 bungalows with a gross development value of £650,000.

Delighted to start the first week of 2026 with the completion of a £1.6m bridge facility secured against a clients portfolio in Cheltenham valued at £2.6m. This facility freezes their monthly interest payments and gives the clients time for their credit profiles to repair with a view to refinancing back onto term lending in the next 12 months or so.

Funded today. Purchase of a stone built cottage in the Shropshire Hills with proposal to renovate to create short term letting property to add to the clients portfolio.

£315,000 gross loan secured across the purchase property and the clients main residence via a third party charge.

The funding enabled 100% funding of the purchase price, stamp duty, ancillary costs and funds for refurbishment.

Clients very happy to receive the keys today and begin the refurbishment works. They already own a similar cottage just a few miles away so they knew the potential and were able to secure the property at a prudent price.
