Joint tenants or tenants in common?

The difference between joint tenants and tenants in common is about how ownership is structured when two or more people buy a property together.
Joint tenants:

🔹 You both own the whole property together equally.
🔹If one of you dies, the other automatically inherits the entire property (this is called the right of survivorship).
🔹You can’t leave your share to someone else in your will.
🔹Often used by married couples or long-term partners who want the home to pass directly to the other person.
Tenants in common:
🔹You each own a specific share of the property (e.g. 50/50, 70/30).
🔹You can each leave your share to someone else in your will.
🔹There is no automatic inheritance for the other owner if one person dies.
🔹Common for friends, relatives, or business partners buying together, or if one person is contributing more money.

First-time buyer?

Here are 5 tips on how to improve your credit score

1. Get on the electoral roll - Registering to vote at your current address helps lenders confirm your identity and address history.
2. Make payments on time - Pay all your bills, loans, credit cards and direct debits on or before the due date—this builds a reliable payment history.
3. Keep credit utilisation low - Aim to use less than 30% of your available credit limit on cards and overdrafts. For example, if your limit is £1,000, try not to owe more than £300.
4. Check Your credit report regularly - Look for mistakes, outdated info, or fraudulent activity. You can access your report for via:
🔹Experian
🔹Equifax
🔹TransUnion
🔹 Or use a tool like ClearScore or Credit Karma
5. Avoid multiple credit applications at once - Each hard search leaves a footprint. Too many in a short time can lower your score.
