When you buy a property, your lender will usually carry out a valuation. But this is for their benefit, not yours.
A valuation simply tells the lender whether the property is worth what you're paying for it and suitable security for the mortgage. It won't provide a detailed assessment of the property's condition, although it may highlight obvious concerns such as signs of structural movement, significant damp, roof defects or non-standard construction, and recommend further investigation.
So what are your options?
🔹 Level 1 Survey (Condition Report)
The most basic survey available. It highlights significant defects and urgent issues but doesn't go into much detail.
Best suited to:
✅ Newer properties
✅ Homes that appear to be in good condition
🔹 Level 2 Survey (HomeBuyer Report)
The most popular choice for buyers.
It looks at:
✔ Damp
✔ Subsidence
✔ Structural movement
✔ Roof issues
✔ General condition
You'll receive clear traffic-light ratings to help identify potential problems.
Best suited to:
✅ Conventional properties
✅ Homes built within the last 100 years
✅ Properties that haven't been significantly altered
🔹 Level 3 Survey (Building Survey)
Often referred to as a full structural survey.
This is the most comprehensive inspection available and provides detailed analysis of the property's construction, defects, risks and likely repair requirements.
Best suited to:
✅ Older properties
✅ Listed buildings
✅ Renovation projects
✅ Non-standard construction
🚨 What happens when the survey comes back and you "see red"?
Don't panic.
Red ratings don't automatically mean you should walk away.
In fact, some of the most common "red" items are things that can be resolved, budgeted for, or negotiated on.
Instead:
1️⃣ Understand the issue.
2️⃣ Obtain specialist reports or quotes where needed.
3️⃣ Assess the likely repair costs.
4️⃣ Consider renegotiating the purchase price.
5️⃣ Decide whether the property still represents good value.
A survey isn't there to stop you buying a property. It's there to help you buy with your eyes open.
