Swap rates, being the main deciding factor on the markets interest rates. Are showing some good signs, 2 year swap rates are at the same level today as December 2023, with 5 year swaps merely a few basis points higher than last year.

Lenders this year have been offering higher LTV’s, expanding their lending criteria & along with the stamp duty changes coming for first time buyers. It is looking like 2025 could be a great year for homebuyers.

This means you could lock in a rate today, that will be confirmed to start when your current rate ends.

Giving you some peace of mind and security about the current rate rises. The banks will honour the rate chosen, even if their rates increase!

🏠 EPC’s- (Energy Performance Certificate)

Banks require information on EPC’s. This can be shown with a valid EPC on the online register.

This requirement is needed for Buy to Let mortgages, and a Certificate should be in place. But some info should be available for some Residential mortgages too.

So if you are Selling or Buying a home, make sure you have a Valid EPC.
