REFINANCE DEAL OF THE MONTH 🤝

If you haven't realised, but when the cost of funds goes up, this has a direct impact on your ability to refinance your property business.

A few years ago rates of 6,7,8 and maybe 9% were all available, today it starts at 9,10,11,12,13+ %

A wholly different funding landscape.

This is a material change to how we all do business and has certainly caused alot of challenges right across the globe.

Closer to home we have continued to work on deals and get new facilities in place.

Last week our team closed another deal for a long standing client of the firm.

Deal Summary;

This deal was challenging to get across the line, even though the LTV was low.

In September 2016, we set out to disrupt the secured lending markets in N Ireland, by bringing more finance options to SMEs, local entrepreneurs and the business community.

At that time liquidity was being squeezed, as main stream lenders made it very clear they were not going to be providing debt to the business community, as they had previously been doing PRE the GFC and Irish Banking Crash (2008).

We started with 1 ALTERNATIVE lender in September 2016, and by the end of November 2016, completed our first loan with a client, with a lender based in Manchester.

2023 see's us enter our 7th year in the funding space in N Ireland, and in that time we have spoken to, met with, presented to, pitched to anyone who has made it clear they are willing to finance deals in Ireland.

The really good news being that today we have over 70 different funders on our platform and we continue to deal with and speak with a wide variety of funders, who continue to have an appetite to fund deals for our clients.

Unsecured Finance ■

The first funding deal we completed at Clearpath, back in 2016, was an Unsecured facility of £400,000, which allowed one of our developer clients to complete a project.

In 2022, we have been successful again in securing a number of these facilities, which have been very helpful for our clients.

The apetitite from our unsecured lending panel remains strong today.

Many people forget about this option, and as it is often the quickest form of funding available, when utilised correctly can be of great value to any business.

Refinance & Equity Release 📍

In 2022 we have completed a number of refinance instructions, which has achieved two outcomes;

1. A new long term debt facility, profiled over 25 years, with rates fixed for up to 10 years

2. Released significant equity, allowing clients to push on and build wealth or add value to their business.

Many of these cases have involved clients who have buy to let property portfolios.

Certainly the stress tests in play today, and hurdles around repayment capacity and affordability are higher, however there are a number of specialist lenders in the market, still looking to transact in this space.

This week our team expect to complete on another two new loans.

Both deals are property related transactions totalling just under £2.25M

Both deals are being funded via our family office debt offering, at competitive terms and rates.

This week we have been out on site, looking at various opportunities for clients looking to raise funds right across the Island and mainland UK.

It's important to acknowledge, that all information presented to any lender in this environment must be robust, accurate and have an achievable business plan built in.

In the last few months, particularly with our panel of short term lenders, our team have been built into the loan management agreement, which derisks the opportunity somewhat for the lender.

One of the key parts of any facility is how the borrower proposes to repay the lender.

There are always several ways to do this, primarily through sales and refinance.

However often there are other ways also, and one of the benefits of working with Clearpath, is the suite of options we can present to those borrowers who are maybe exiting facilities.

We have also developed a relationship with many of the shorter term lenders in the market, who now regularly approach us, looking for assistance with some of their own clients who need exits.

This can only happen when your business, your brand, your value proposition has achieved market credibility.

Six years into this space, our teams have over 75 years experience in this space, and have been involved in more than £300M of new loan drawdowns.

We look forward to finishing Q4 on the front foot.

Recent Bridging Finance Transaction 📍

▪︎ Loan to value 65%
▪︎ Cost of funds 1% per month

In this deal the challenge was the lack of accounts which can be an issue for many funders.

Following a site visit, it became clear our team were more than happy with the security, which allowed us to pass a credit paper internally, and match this opportunity with one of our family office lenders.

It has often been the case in our funding business when doing deals, if our team can get comfortable with the security and the promoter, we will be successful in delivering finance.

Currently we have a strong apetitite to do more or these kinds of deals.
