It’s the interest rate on your mortgage for an agreed period - commonly 2, 3 or 5 years.

The big attraction? Certainty. If interest rates rise during your fixed period, your fixed rate doesn’t rise with them.

That can make budgeting a whole lot easier. 👍

Just remember - fixed deals can come with early repayment charges, so the cheapest-looking rate isn’t always the whole story.

You may have heard that your mortgage is “portable” - but that doesn’t necessarily mean you can simply pick it up and move it to your new house.

Porting usually means applying to take your existing mortgage deal with you to your new property.

Your lender will normally reassess things such as:

💷 Your income & affordability
🏠 The property you’re buying
📊 How much you need to borrow
💳 Your existing financial commitments
📋 Their lending criteria at the time

And here’s something that’s easily missed…

If you’re buying a more expensive property and need to borrow additional money, that extra borrowing could potentially be on a different interest rate from your existing mortgage.
