𝗪𝗵𝗮𝘁 𝗱𝗼𝗲𝘀 𝗮 𝟭𝟬𝟬% 𝗧𝗿𝗮𝗰𝗸 𝗥𝗲𝗰𝗼𝗿𝗱 𝗺𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗮𝗰𝘁𝘂𝗮𝗹𝗹𝘆 𝗺𝗲𝗮𝗻? 🏡

Put simply, some mortgage options may allow eligible buyers to borrow the full purchase price of a property - which is why you may hear them referred to as “100% mortgages”.

With a Track Record mortgage, your history of consistently paying rent may help support your application by showing that you’ve been managing a regular monthly housing cost.

But the important bit is 𝘀𝘂𝗯𝗷𝗲𝗰𝘁 𝘁𝗼 𝗰𝗿𝗶𝘁𝗲𝗿𝗶𝗮.

Your income, affordability, credit position, rental history and wider circumstances will still need to meet the lender’s requirements.

So if saving a traditional deposit feels like the main thing standing between you and buying your first home, this could be something worth exploring.

The goal is to understand what may be realistic for 𝘆𝗼𝘂𝗿 𝗰𝗶𝗿𝗰𝘂𝗺𝘀𝘁𝗮𝗻𝗰𝗲𝘀 before you apply.

🏡 **More great news for first-time buyers!**

Another lender has entered the low-deposit mortgage market - and this time, eligible first-time buyers could potentially purchase with a deposit starting from just 2%.

Leeds Building Society's new option has some important differences from the recently announced Halifax £5,000 deposit mortgage, including:

🔑 A deposit from 2% or £5,000, whichever is greater
🎁 Gifted deposits can be accepted, subject to criteria
🏡 Maximum loan of up to £500,000 (vs £300,000 with Halifax)
📍 Available throughout the whole of the UK, including Northern Ireland

But, as Laura explains in the video, the headline doesn't tell you the whole story.

Every lender has different affordability, residency and eligibility criteria - so a mortgage that looks ideal on paper won't necessarily be the right option for your circumstances.

Could you prove your rental history? 🏡

For some Track Record mortgage options, lenders may want to see evidence that you’ve been paying your rent consistently.

That could include things like bank statements showing your rent payments, or in some cases confirmation from a registered letting agent.

But rental history is only one part of the picture.

Your income, affordability, credit position and wider circumstances will still matter too, so it’s worth understanding everything before you get too excited about the headline.

If you’re renting and wondering whether your payment history could help support a mortgage application, this may be worth exploring.

We can help you understand what may be realistic for you before you apply.

A deposit is important - but it’s only one part of the mortgage picture. 🏡

Lenders may also look at your income, affordability, credit position, monthly commitments and whether you can evidence things like your rent history.

That’s why a low-deposit or no-deposit mortgage can be really helpful for the right person, but it won’t automatically be the right route for everyone.

The important thing is understanding your full situation before you apply.

If you’re renting and wondering whether a Track Record mortgage or another low-deposit option could be worth exploring, we can help you understand what may be realistic for you.

No jargon. No pressure. Just clear guidance.

Your rental history could potentially help you take a step towards buying your first home.

Some mortgage options are designed for renters with a strong track record of making regular rent payments.

Depending on your circumstances, you may even be able to apply without the traditional 5% deposit.

You’ll still need to meet the lender’s affordability, credit and eligibility criteria, so it’s important not to rush into an application based on the headline alone.

At Laura Lewis Financial, we’ll look at your full situation and help you understand what may be realistic when exploring Track Record and other low-deposit mortgage options.

First-time buyer worried about being declined for a mortgage?

Or perhaps you’ve already applied and received a decline.

A decline doesn’t necessarily mean there’s no way forward.

Sometimes my job is a bit like detective work. We’ll look carefully at what happened, how the application was presented and whether something may have been misunderstood.

In some cases, once the issue has been identified and the application has been presented properly, we’ve been able to help clients move forward - even with the same lender that originally declined them.

That won’t be possible in every situation, but it’s why mortgage advice isn’t just about finding the cheapest rate. It’s about understanding your full circumstances and exploring the right route for you.

So, whether you’re worried about applying or you’ve already been declined, watch this before assuming there’s no way forward.
