A mortgage calculator can be a useful starting point.

But it can't tell the whole story.

It doesn't fully understand your lifestyle, your comfort level, your paperwork, your credit file, or the details a lender may need to assess.

So yes - use a mortgage calculator as a rough guide.

But don't treat it as your final answer.

Before you start house hunting based on an online figure, it can be helpful to understand your full position properly.

Because getting mortgage-ready is not just about what a calculator says.

It is about what is realistic, suitable, and affordable for your individual circumstances.

A deposit is important, but it is not the whole mortgage picture.

A lender will usually want to understand more than just how much you have saved.

They may also look at things like:

Your income

Your spending

Your debts

Your credit history

Where your deposit has come from

And whether your documents support the application properly

So before asking:

“Have I saved enough?”

It can be helpful to also ask:

“Do I understand the full picture?”

That’s where proper advice can really help.

Declined for a mortgage? Please don’t automatically assume that’s the end of the road.

Sometimes a “no” does mean no.

But sometimes it means the case has not been understood properly, the right questions have not been asked, or the information has not been presented clearly enough to the lender.
