Just when everyone is getting used to the Renters' Rights changes, the Government is preparing to introduce the new Private Rented Sector (PRS) Database, with the current plan being for a phased rollout from the end of 2026.
Although the final regulations haven't been published yet, one thing is clear โ this will be another significant compliance requirement for landlords.
Every landlord is expected to register and obtain a Landlord Registration Number (LRN) through the Government Gateway. Each rental property will then need its own Property Registration Number (PRN).
These numbers will need to appear on property adverts, and landlords will be responsible for keeping their property information up to date. This is expected to include details such as ownership, licensing, tenancy information, gas and electrical safety certificates, EPCs and more.
The penalties for getting it wrong are expected to be severe, with civil fines of up to ยฃ40,000, and repeated breaches could lead to criminal offences and Rent Repayment Orders.
It may seem a long way off, but these changes are coming. Our advice is simple: don't leave it until the last minute.
If you're a landlord, now is a good time to make sure you have a Government Gateway account, keep your compliance certificates up to date, and speak to your managing agent so you're ready when registration opens.
