🏑 "My Tenant Has Been There For Years... Do I Still Need Inspections?"

It's a question we've been asked a few times recently recently by both landlords and tenants while we finish the last of the inspections.

The short answer?

Yes!

❌️ Property inspections aren't about mistrust

❌️ They aren't about catching tenants out

❌️ And they certainly aren't about invading someone's home

βœ”οΈ They're about protecting everyone involved

βœ”οΈ For landlords, inspections help identify maintenance issues before they become costly repairs and ensure the property remains in good condition.

βœ”οΈ For tenants, they provide an opportunity to raise concerns, report issues and make sure small problems don't become bigger ones later down the line.

Many of the issues we find during inspections are things that nobody has done anything wrong with. A faulty smoke alarm, a faulty seal, a small leak that doesnt cause a problem now or small maintenance issues, wear and tear that simply needs attention before it develops into something more expensive.

That's why inspections remain an important part of our management service, regardless of whether a tenant moved in six months ago or six years ago.

Prevention is almost always easier β€” and cheaper β€” than cure!

Property Statistics Can Be Like Looking Through a Frosted Window... 🏑

You can see the general shape of what's happening, but you often miss the details that matter most.

The latest UK House Price Index shows Scotland's property market grew by 1.3% last year, with the average property value now sitting at approximately Β£188,000.

At first glance, that sounds like a fairly quiet market.

But the national figure only tells part of the story.

When you look beneath the headline, there are significant differences across the country.

West Dunbartonshire recorded annual growth of 8.6%, while South Lanarkshire grew by 5.5%. Meanwhile, other areas such as Aberdeen and the Shetland Islands experienced falling values over the same period.

Property type also played a role. Terraced homes recorded the strongest annual growth at 2.4%, while detached homes remained broadly stable.

What's particularly interesting is that 26 of Scotland's 32 local authority areas recorded annual price growth, despite the wider economic uncertainty we've all heard so much about.

The reality is that property markets don't move uniformly.

Let's have an honest conversation!

When rents are rising and affordable housing is harder to find, it's easy to see why some people become frustrated with landlords.

But is the real issue landlords... or the lack of housing available in Scotland?

🏠 Without private landlords, where would thousands of families, students and professionals live?

The reality is that there simply isn't enough social and council housing to meet demand.
Yet despite this, private landlords are often portrayed as the problem.

The truth is far more complicated.

Have you ever wondered why rents are now so high?

It's a lesson in one of the most basic economic principles - Supply v Demand

During the pandemic, the rent freeze provided an important safety net for many tenants facing genuine uncertainty. Few would argue against the need for support during such a difficult time.

But was a complete freeze the fairest approach? πŸ€·β€β™‚οΈ

Many landlords were facing the same uncertainty. They were furloughed, saw businesses struggle, faced rising household costs, and worried about their own mortgages and financial commitments.

Support was needed! The question is whether the burden was shared fairly across the housing system?

But every action has a reaction ↔️

By preventing rents from adjusting naturally while demand continued to grow, pressure built up within the system. Rental stock remained low, costs continued to rise, and when properties came back to the market, demand far outweighed supply.

The result?
