On May 4th, we will be adding a new 2-bedroom apartment to our portfolio. The location is ideal for key workers who are doing an excellent job in the St John & St Elizabeth Hospital, but also contractors working on the regeneration of Bath.

Purchasing an investment property is different from purchasing a house you will live in. When we are analyzing a deal the first ingredient we pay attention to is:

Location, Location, Location

- Close to highway or train station?
- Population growth? Economic growth? Employment opportunities?
- Are there any other investors investing, are there any developments?
- Facilities: hospitals, schools, supermarkets, car parks

Our strategy for the coming months 📈📉

Serviced Accommodation

- Focus on long-term bookings
- Lower our prices, add extra promos and break-even if required
- Self-check-in, less cleans than normal and 72 hours between stays

As we always, we focus on key workers, such as nurses from the NHS or contractors. We will also reconnect with previous customers and our current customers.

Flips/Rentals

- Focus on capital employed
- We will still be buying flips and rentals but exits and analysis are more important than ever
- Negotiate additional discounts
- Focus on properties that can function both as a flip and rental

No one can dictate the movement of the market in the coming months. We will focus on the things we can control, such as exits, analysis and be conservative when we purchase a property.
