The communal spaces at recently finished (March) Project Rose. Went with a “green” scheme as the location is close to some lovely open greenery. HMO officer really liked it so that is a win 🤣.

Relatively simple colour scheme in the kitchen as thought the green in living space was enough colour, still wanted a calm and relaxed vibe for the house.

P. Rose - in the midst of all the chaos that is a 1 year old going to day care and getting sick back to back for about 4 weeks & with nanny and husband being away. I managed to finish Project Rose. Another 6 bed luxury student house achieved by a loft conversion and full refurb.

Huge thanks to my team and builder for getting this done.

The grey loft room is my favourite bedroom, calm and elegant, feels cosy despite being in cool colours.

Rest of the rooms for Project PH. This was supposed to be a flip and temp home, but struggling to find another interesting project in the same area (life with baby means we now need to stay in same area as we secured a good nursery from 2yr+).

The window seat is a favourite of mine. Not much point photographing the nursery and the office is a bit of a storage 😅 who knew babies require so much stuff.

Did have an offer accepted on an interesting basement conversion freehold plot in NW6 but seller was dishonest and playing the field so moved on from that.

PROJECT PH - 1,2 Now | 3,4 mid reno | 5,6 before

The bathroom was a good size with a lovely bathtub but it was put on a platform with brown tiles and a cold aluminium sheet at the back.

I kept the bathtub (it turns out to be brass not copper as originally thought, it was the brown tiles that turned it a copper colour). Moved the bathtub to side rather than middle, moved radiator to other side and squeezed in a shower. Hard to photograph the other side but it’s a bespoke cabinet painted same colour as wall with marble top.

Spent last couple of months working on the re-brand of the holiday lets. Introducing The Curated Collection, currently contains 3 understated luxury holiday lets in the heart of Bath.

All just in time for my maternity leave, aiming to take 1-2months off but still working the odd days. So will be quiet here for a while.

Thankful for my team that will keep things running while I’m away.

A before and after shot of the kitchen remodel at the “was supposed to be flip but now short term home”, we kept the layout the same to save ££. also the layout wasn’t bad.

By using lighter colours (esp on floor and worktop) the room now looks so much bigger. Still need to put up blinds but almost there.

Market Activities - after several months of no suitable houses, a sudden supply hit the market last couple of weeks. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Viewed 4 houses in last 2 weeks, made 4 offers, first 2 lost out even though bid above asking and all cash. But luckily last 2 offers were accepted! Those day trips were certainly tiring now I’m carrying a 7 months bump, good news is at least somethings in the pipeline for next Spring.⠀⠀⠀⠀⠀⠀⠀⠀⠀

It’s certainly a hot market, on one of the deals 11 offers were received from 2/3 days of viewing, all at or above asking price 😂

Introducing holiday let no.2 The Fairytale Writer. The building itself was built in the 80s and had these whimsical looking arches internally and external. So I took the inspiration from there and went with a more vintage inspired interior and colour palette.

A gentle nod to a favourite childhood fairytale in each room via subtle touches. So subtle if I didn’t explain it then no one would notice!

The bedrooms are “Cinderella” and “Snow White” and living room is “Alice in Wonderland”.

Still working on launching the new website so will wait until it’s done to share more.

We're currently working on this exciting new luxury holiday let project, the existing bathroom is fairly small and had other limitations which we had to change the whole layout to resolve.

The colours are muted but rich period colours to compliment the period features in the living room. We're adding panelling to the bathroom to carry through the period feel as well.

This may be my favourite small bathroom that I've worked on to date!

Earlier this year I setup a dedicated account for Kinden Property but who knew social media takes so much time and commitment! I can barely keep one going so just going to keep this and also the holiday let brand account for now.

I set up Kinden Property mostly as a "servicing provider" for my own portfolio but it has organically grown to serve some client projects (mostly friends and friends of friends). It's just a handful of investors which is what I prefer as well, as it takes a lot of trust to do some of the sourcing & renovating projects.

Going to showcase this week some of the clients projects that we've done or we're working on. Today's is a few mini-HMO turnkey investment projects, I have to say these are better than the mini-HMO in my own portfolio 😅

Power of CGI - now that I've shared the actual photos of P. Kale the student let, I think it's worth mentioning that these were rented 1 week after renovation completion due to these CGI.

Not only were these helpful in the renovation process, we also put the advert on 2 months before and found tenants without doing any viewings (the property was still very much a building site).
⠀⠀⠀⠀⠀⠀⠀⠀⠀
I have an amazing in-house design associate that made these so we did it for every room (in fact I do it for every project), but I'd still recommend CGI if you have to go to a 3rd party, maybe just do 1-2 rooms rather than every room. This is especially important for student HMOs where the window of tenants looking for a place is fixed every year.
