Moving costs

The costs most people forget about…..
When you are buying your first home, moving home or buying an investment property you need to make sure you budget for moving costs.

These include but are not limited to

Solicitors fees - on average you will pay £1,000 for a sale and £1,600 for a purchase

Land Transaction Tax (in Wales) or Stamp Duty (in England) - payable on purchases over £225,000 in Wales and £125,000 in England (the threshold in England for First Time Buyers is £300,000)

Mortgage fees - your mortgage advisor will confirm if the best mortgage for you has a fee and you will usually have an option to pay the fee upfront or add it on to the mortgage.

Valuation fee - to cover the cost of the mortgage lenders valuation. Most lenders cover the cost for you.

Survey fee - it is not compulsory to have a survey carried out on the property you buy but it provides an independent expert assessment to make you aware of future issues and maybe leverage to renegotiate the purchase price.

Mortgage Advisor fee - payable for advice and arranging of the mortgage and a lot of hand holding along the way.

Moving costs - a removal company may be needed to help move furniture and all your boxes or you may know a person with a van 😉

Leasehold…..generally people are sceptical of leasehold properties, or just don’t quite understand. If this is you, read on!

A property sold under a leasehold agreement provides ownership of the property but not the ground beneath it. Leasehold agreements can be as long as 999 years. The majority of flats are leasehold with a company or the collective owners owning the freehold. Houses can also be owned under a leasehold agreement.

Does this impact your mortgage?
Generally not, unless the remaining term on the lease is 70 years or less. Owning a leasehold property requires you to pay ground rent each year. This is often nominal e.g. £5 and for those who missed my news round-up last week, the government have plans in place to cap this to £250 a year.

Other than the ground rent payable, you may want to check that there are no restrictions on the property. You can also enquire, if purchasing a leasehold house, whether there is the option to also purchase the freehold (the land the house sits on).

They say today is the most depressing day of the year, but in reality any day can be harder than the one before.

As a mortgage advisor, business owner and Mum of two, I know a thing or two about busy days and juggling it all.

Some days we do just need to take it slow and be kind to ourselves and today like any other day, might be one of those days.

I like to get outside, head to drink coffee with friends and spend time with my family to keep my mood lifted………..and helping people move closer to their home goals? 🏡 That’s a pretty good boost too!

If today feels heavy, be kind to yourself and my messages are always open if you need to chat 💙
