I am so excited share that I've completed the Green Finance Institute's Certificate in Financing Greener Homes. Moving costs

The costs most people forget about…..
When you are buying your first home, moving home or buying an investment property you need to make sure you budget for moving costs.

These include but are not limited to

Solicitors fees - on average you will pay £1,000 for a sale and £1,600 for a purchase

Land Transaction Tax (in Wales) or Stamp Duty (in England) - payable on purchases over £225,000 in Wales and £125,000 in England (the threshold in England for First Time Buyers is £300,000)

Mortgage fees - your mortgage advisor will confirm if the best mortgage for you has a fee and you will usually have an option to pay the fee upfront or add it on to the mortgage.

Valuation fee - to cover the cost of the mortgage lenders valuation. Most lenders cover the cost for you.

Survey fee - it is not compulsory to have a survey carried out on the property you buy but it provides an independent expert assessment to make you aware of future issues and maybe leverage to renegotiate the purchase price.

Mortgage Advisor fee - payable for advice and arranging of the mortgage and a lot of hand holding along the way.

Moving costs - a removal company may be needed to help move furniture and all your boxes or you may know a person with a van 😉
