🏡 Thinking of moving home? Don’t just work out what you can afford each month… work out what it will cost to move! 💷

One of the biggest surprises for home movers is discovering just how many costs are involved in buying a new home.

That’s why a Cost of Moving Appointment can be so useful. 📋

During the appointment, we can look at the likely costs involved in your move, including:

🔹 Mortgage costs – including your new mortgage and potential product/arrangement fees
🔹 Solicitor/conveyancing fees – for handling the legal side of your purchase and sale
🔹 Stamp Duty Land Tax – where applicable
🔹 Property surveys – and the different types available depending on the property
🔹 Mortgage broker/adviser fees – if applicable
🔹 Mortgage valuation fees – depending on the lender and mortgage product
🔹 Removal costs – from hiring a van to using a professional removal company
🔹 Estate agent fees – particularly important if you’re selling your current home
🔹 Buildings insurance – usually required when buying a property with a mortgage
🔹 Potential early repayment charges – if you’re currently tied into a mortgage deal
🔹 Other moving costs – such as storage, repairs, furniture and those unexpected extras!

💡 The benefit? Rather than simply knowing the price of the property you want to buy, you’ll have a much clearer picture of the overall cost of your move and how much money you may need to have available.

It can also help you understand your realistic budget, avoid unexpected surprises and plan your move with confidence.

📞 If you’re thinking about moving home, why not book a Cost of Moving Appointment?

Let’s work through the numbers together and make sure you know what to expect before you start house hunting. 🏠🔑

Your home may be repossessed if you do not keep up repayments on your mortgage. Fees and charges may apply. The costs mentioned above can vary depending on your circumstances and the property you are buying.

🏡 Why You Should Have a Mortgage Review – Even If You Stay With Your Current Lender

Many people assume there’s no point reviewing their mortgage if they’re planning to stay with their existing lender. In reality, a mortgage review can still save you money.

If you’re approaching the end of your current deal, I always recommend securing a new rate as early as possible once your lender’s product transfer window opens.

Here’s why:

✅ Lock in today’s rate – If rates go up, you’ve already secured a deal and have peace of mind.

✅ Keep your options open – Just because you’ve reserved a rate doesn’t mean that’s the one you’ll end up with.

✅ We’ll keep monitoring the market – Between the day we secure your rate and your new deal starts, I’ll continue reviewing the available rates. If your lender launches a better product during that period, we can switch you to the lower rate before completion.

✅ No downside to acting early – You’re protected if rates rise, but still able to benefit if they fall.

The earlier we review your mortgage, the more opportunities we have to make sure you’re getting the best deal available from your lender.

If your fixed rate is due to end in the next few months, get in touch and let’s make sure you’re not paying more than you need to.

📩 Send me a message to book your mortgage review.

🏡 Thinking about buying your first home? Here’s what you need to know! 🏡

One of the biggest myths I hear is that you need a huge amount of savings to buy your first home.

💰 Your deposit could be as little as £5,000, depending on the property you’re buying and the mortgage available to you.

But don’t forget to budget for the other costs too:

📑 Solicitor’s fees – These can average around £3,500, so it’s worth factoring them into your savings plan.

✅ Top housekeeping tip: Before you apply, make sure all your documents are up to date and show your current address, including:

* Your driving licence
* Your bank statements
* Your payslips

Having everything consistent can help make your mortgage application process much smoother.

Buying your first home doesn’t have to be overwhelming. With the right guidance, you may be closer than you think! 🏠

📩 If you’re wondering how much you could borrow or what you’ll need to get started, send me a message—I’m always happy to help.

Note: The exact deposit you’ll need and your buying costs will depend on your circumstances, the property, and the mortgage product available.

🏡 Not Moving House? You Could Still Save Money.

One of the biggest misconceptions I hear is:

“I don’t need to speak to a mortgage adviser because I’m not moving.”

The truth is, if your fixed rate is coming to an end, it’s the perfect time for a mortgage review.

A review can help you:
✅ Secure a new rate before your current deal ends.
✅ Potentially reduce your monthly payments.
✅ Check whether your current lender is still the best option.
✅ Review whether your mortgage still suits your circumstances if your income, family, or plans have changed.

Leaving your mortgage to automatically move onto your lender’s standard variable rate could mean paying more than you need to.

Even if you’re staying exactly where you are, your mortgage deserves a regular check-up.

If your deal is ending in the next 6 months, now is a great time to start looking at your options.

📩 Feel free to message me for a no-obligation mortgage review—sometimes a simple conversation can make a real difference.
