Many people still think Equity Release is risky, unregulated, or the only option available later in life.

The reality is very different.

Today’s Equity Release products are heavily regulated and often come with important protections, including a No Negative Equity Guarantee.

What many people don’t realise is that there are now more options than ever. With Equity Release, you can access some of the value tied up in your home while continuing to live there, and some plans now allow you to make payments towards the interest if you wish. Alternatively, a Retirement Interest Only (RIO) mortgage lets you make monthly interest payments throughout retirement, with the loan usually repaid when the property is eventually sold.

Three years of Seaman & Keys Ltd… where on earth has that gone? 💙🏠🔑

Today marks our 3rd birthday in business, and honestly, we’re incredibly grateful for every single person who has supported us along the way.

Whether you’ve trusted us with your mortgage or protection advice, recommended us to friends and family, invited us into your workplaces and communities, or even just liked, shared or commented on one of our posts - thank you. Every bit of support genuinely means the world to us.

What started as a dream built on doing things properly, personally and with care has continued to grow year after year. We’ve now helped hundreds of clients across South Yorkshire and throughout the UK, expanded the business, grown our knowledge and lender relationships even further, and continued building a reputation based on honest advice and real relationships.

Over the last 3 years we’ve also been incredibly proud to receive industry recognition, continue developing our knowledge within an ever-changing market, and help clients with situations they may previously have thought weren’t possible - from first-time buyers and Right to Buy clients through to more complex cases needing tailored support and guidance.

Perhaps the biggest compliment of all though is that so much of our business now comes from repeat clients, recommendations and word of mouth. To know people trust us enough to recommend us to family and friends is something we never take for granted.

But at the heart of it all, the aim has never changed:
To provide friendly, knowledgeable advice and make what can feel like a stressful process that little bit easier for people.

Funny really isn’t it…

Most people will take on a £1,000+ mortgage payment and feel fine about it.

But mention £40 for protection and suddenly it feels expensive.

I don’t actually think that’s because people don’t care.

I think it’s because a mortgage feels positive — your home, your future, something you’re working towards.

Protection just feels like another bill.

But when you strip it back, the mortgage only works if the income behind it does.

That’s the bit people forget.

We insure phones, holidays and cars without much thought sometimes, but the income paying for everything often gets left until last.

Definitely food for thought.

We have got the kindest and most considerate customers 🫶

Today, we received such a thoughtful surprise - a really nice bottle of port from a lovely couple we have recently helped with their mortgage. Completely unexpected, but so, so appreciated.

It means a lot to us because behind the scenes, there is always so much that goes into getting a case from application point right through to completion. We spend time chasing all parties, keeping things moving, ironing out any bumps along the way… all to make sure things feel as smooth and stress-free as possible for our clients.

We also made sure that everything was in place for the future too - so they’re not just in their home, but have been properly protected should life ever throw anything unexpected their way.

But moments like this aren’t about what we do - they’re about the people we get to do it for.

This case looked straightforward… until we looked at it properly.

One of our customers came to us wanting to remortgage and consolidate some of their unsecured debts to reduce their monthly outgoings.

What should have been straightforward actually became tricker… here’s why

* they were currently on a variable rate with their current lender
* around £28,000 in unsecured credit cards and a personal loan
* a few missed payments on their credit file in the last 12 months
* partner who had recently returned to work after maternity leave
* affordability was tight once everything was factored in
* they wanted to raise additional funds whilst keeping payments manageable

Their own lender had already turned them down for the additional borrowing..

We found a lender that were happy to consider their recent credit blips, were happy to use the partners new income on their return to work and structured the debt consolidation so it improved the affordability rather than make it worse.

We focussed on the overall monthly position rather than just tying to find the cheapest rate.

This meant the mortgage was approved, mortgage offer issued within a week of submission, the client was over £400pm better off and now on a fixed rate meaning they had stability of their monthly payments.

This is why good advice matters. Getting the cheapest rate doesn’t be mean better. How we use our knowledge and experience to put your application together does.

If your on a variable rate, juggling debts or have adverse credit and think you will be turned down - have a friendly chat with us - there could be a way; even if you didn’t think it was possible!

If one of you died or became seriously ill tomorrow - what happens to the business?
• Who takes ownership of their shares?
• How does their family receive the value they’re entitled to?
• Could the remaining owners afford to buy them out?
• If a key person was lost, what would it cost the business?

Most businesses don’t have a clear plan in place.
