I want to show you the real side of property investing.

The last two weeks have been the most stressful I’ve experienced since starting this journey.

The new solicitor we instructed delayed our purchase by failing to review documents until the day before completion, despite us providing everything upfront and chasing throughout the process. We ended up missed completion date and incurred penalties.

At the same time, the chain on our bungalow sale collapsed, causing more delays and uncertainty.

Then, on top of all that, I’ve been told I could potentially be made redundant from my job.

It’s been a lot to deal with, and if I’m honest, it’s the first time I’ve felt properly knocked by everything.

Social media often shows the wins, the deals, and the success stories. What it doesn’t show are the setbacks, delays, stress, and sleepless nights.

Property investing can be incredibly rewarding, but it can also be incredibly challenging.

Right now, I’m taking some time to rest and reset ready for the next set of problems!

Well… our chain collapsed. 😩

The first-time buyer who was buying our buyer’s house pulled out last week, which meant our entire two-person chain fell apart overnight.

But then, in a twist I genuinely wasn’t expecting, they’d already had another interested buyer waiting in the wings. They made an offer, it was accepted, and they’re also a first-time buyer.

So our chain collapsed… and reformed within 24 hours. 🤯

Now we’re trying to get the searches from the original buyer transferred over to the new buyer to avoid starting everything from scratch and hopefully speed things up, because this move has already taken way longer than we expected.

That said, I’m still really torn. Part of me thinks we should just keep the bungalow and refinance it.

But Noel is very keen on getting that £22,000 into the business.

So… do we sell, or do we keep it? 👀

At this point, I genuinely don’t know whether this bungalow wants to be sold or not.

1.5 million views later… it’s time to clear something up.

When I shared the story about the fence inside a fence, loads of people assumed it was because the neighbours had fallen out and couldn’t agree on who should pay.

The reality?

The neighbours are lovely.

I’ve since been round to the bungalow and found out they’re replacing the fencing on their side and didn’t even want me to contribute.

I’d already upgraded the fencing on my side, so the new owner is now getting the benefit of both.

Sometimes the internet loves a dramatic story.

Sometimes the truth is just good people being good neighbours.

Buying a auction is always daunting, 😱😱😱especially a 28 day one so you’ve got 28 working days to complete and you exchange straightaway when the hammer goes down.

When the hammer went down, we paid £3600 as an auction fee to the auction house and we paid £6750 as a 5% deposit. They are things that you need to pay upfront straight away and you need to have the money for.

Before we did all that we walked around the area we spoke to the neighbours we had a survey done on the Property and we reviewed all the documents they gave us upfront.

This is the due diligence that we do before buying at auction.

One thing property development keeps teaching me…

Never get comfortable. 👇

We’re now 6 properties in and I genuinely thought we had our systems nailed for conveyancing.

Great relationships.
Trusted professionals.
Smooth processes.

Then we secured a 28-day auction property… and our usual conveyancing solicitor told us they no longer handle auction purchases.

So we had to find someone new quickly.

Since then it’s been one issue after another:
❌ Poor communication
❌ Incorrect figures in paperwork
❌ Wrong property details
❌ Delays right up to completion

At one point they even wrote in the Stamp Duty report that the property as leasehold when it’s actually freehold.

It’s honestly left me stressed, anxious, frustrated and reminded me that in property, things can change fast — no matter how experienced you become.

People see the finished projects…
They don’t always see the pressure behind the scenes.

But every difficult deal teaches you something.

This one taught me:
Your team matters just as much as the property itself.
