Sometimes it's hard to know what sort of property investment to choose.

There's Buy-To-Let, or House of Multiple Occupation, or Buy, Refurbish, Rent, Refinance, Repeat method (BRRRR), or just your good ol' fashioned Flip. Of course, there are much more strategies to choose from when it comes to property investing.

It all depends on what you hope to achieve. Is it capital growth? Is it cashflow every month? Will this be for a pension pot, or perhaps a start in life for children or grandchildren?

For me, it's definitely cashflow every month. I like the idea of a little money coming in, and knowing I can feel secure that my monthly income is being boosted.

Relationships are very important in any business.

Property especially. It's not just about bricks and mortar .. it's about building valuable relationships so that we can help each other.

It's about giving people a sense of increase, so that you both feel better.

I have never been one for making New Year resolutions at the beginning of the year. In fact, donā€™t properly think about what Iā€™m doing that year until ā€¦ February! Now, I know thatā€™s not the normā€™ or what people suggest we do, however, it seems to work for me.

Goal Setting ā€¦ is a very time-consuming, thought-provoking process, and for me, I like to take that process step by step. I think of just one goal, (out of many), and work through the steps that will lead me to that goal. I get a little overwhelmed sometimes, but Iā€™m told thatā€™s natural. However, when that happens, I just need to act, because action conquers fear.

What is a Deal Sourcer?
I get asked this question so many times. When I go to networking meetings, and I hear people describe themselves as a ā€œDeal Sourcerā€ ā€¦ it still leaves most people wondering, well, what is that?

Basically, it is a person that finds property deals for investors. However, beware ā€¦ not all deal sourcers are the same, and not all of them have the correct credentials.

I describe myself as property investment finder. Just in that title alone, one can pretty much know a little of what I do. Tips for finding the right sourcer, with the right credentials.
ā€¢ They must be registered with the ICO (Information Commissionerā€™s Office) for data protection.
ā€¢ They must be registered with the Anti-money Laundering register.
ā€¢ They must have public liability insurance.
ā€¢ They must be registered with a complaints service such as the Property Redress Scheme.

All of which we as a company are registered with.

We help investors to grow their portfolio, and being registered with those companies above, this gives the investors confidence and assurance that we are here to help find the best deal possible. We always have the best interests of the investor in mind, so we are confident that we can work together for a win-win situation.

We all have reasons for doing what we do. I remember when I started in property, my ultimate reason was to have a more lavish lifestyle. The Mercedes parked outside my mansion, with the swimming pool at the back, sort of thing.

However, as we moved through my property journey, we began to realise how many people we were helping. We were, and still are, helping people to live in nice homes, and nice neighbourhoods. We now are branching out to help the vulnerable people in our society, to live in nice, safe homes that they can call their own.

We liked how this feels. We like the fact we are doing our part (no matter how small) to help those who need help in our society. This is what gets us out of bed in the morning, and of course, we want to do more of this.

We've come to realise that .... this is our WHY.

In our business, we have seen a great demand for rental properties in the last 12 months. The phone rings every other week from Letting Agents asking if we have more properties to let. All of our properties are full.

Just to give an example of the demand ... one of our en-suite rooms became available 2 weeks ago, in one of our Birmingham properties, and within 24 hours of the advert going live, there were 34 enquiries alone.

We want to help as many people as possible ... by investing in great, safe, mould-free houses, that tenants can feel happy and safe.

Research has shown that the UK housing market is expected to gain momentum as it's heading into the summer months, and as the mortgage sector stabilises even further. There is an underlying confidence in the housing sector when focusing on long-term trends.

The demand in rental property is expected to continue to out weigh the supply. The shortfall of properties available to rent is forecast to push rent prices up further.

As a property investor, there are opportunities to buy the next property investment.
