Hello, we are a young, (at heart) small team of fully qualified Financial Advisors based in Manchester, Leigh, Horwich, Chorley, Preston & Accrington. We have been trading since 2005, however our most experience advisor started over 26 years ago! We genuinely want to help you get the best possible mortgage for your circumstances. We offer no obligation home visits 9am – 8pm at our own expense, 7 d

ays a week. We are proud of our relationships with local industry professionals and work closely with Solicitors, Surveyors and Estate Agents, from Manchester to Preston. We are normal people (well not really, we are financial superheroes, but don’t tell anybody, its a secret)

We listen first, complete a full “fact find” then advise and recommend. Just like if you were going to your own bank. If you choose not to listen, that’s ok too! (although we do ask that the TV is turned off when we visit)

We love to speak with first time buyers, before they get overwhelmed by the corporate salesforce. We will hold your hand through the “scary” world of house buying. If your moving, getting divorced (we wont tell the other half if you haven’t) or looking to invest in property, we know all about that too. Give us a call, you wont be disappointed. (That means we can legally talk to you about your mortgage!)

We all know lots and lots about Insurance. Nobody WANTS insurance, until you NEED it! No hard sell we promise, just good honest advice. We even have “special” insurance for company directors, which can save them loads of money. (if you know one, tell them about us)

We also hold a consumer credit licence and a data protection licence. Renting rules are changing… what does this mean for you? 🏡

From 1 May 2026, the Renters’ Rights Act will bring in some important changes:
🔑 Removal of ‘no fault’ evictions: Landlords will need a valid reason to end a tenancy
📄 More flexible tenancies: No more being locked into long fixed terms
📅 Rent can only be increased once a year
⚖️ Tenants can challenge unfair rent increases
💷 Large upfront rent payments will be banned
So what does this mean for you?

For landlords with mortgages:

👉 Beyond just the rules, this is likely to shift how you as a landlord approach your properties.

You may:
• Review whether your current mortgage is still competitive
• Look at raising funds for improvements to increase rental appeal
• Reassess profitability and consider selling
• Restructure portfolios or reduce the number of properties you hold

👉 If you’re a landlord, now is a good time to step back and look at your overall strategy, and make sure your mortgage is working for you, not against you.

For renters & first-time buyers:

👉 For some, this may make renting more stable. For others, it might be the nudge to explore buying instead.

So we have been a little quite on here recently. (Apologies for that!)

We have been really busy looking after our current clients who's deals have come to an end and new clients wanting to buy for the first time, or move home.

The interest rates that are available have been shooting up as you will have probably seen on the TV making mortgage payments more expensive.

We have had a lot of the same questions from clients asking what's the best thing to do, with regards to remortgaging, do it now or wait.

We have and always will do our best to make sure that the rate you pay on the mortgage is the best possible for your circumstances.

If we secure you a rate now and your deal is not due to end for 6 months, there is a chance that the rates will drop during that time.

If rates drop, we will make the call to arrange to reduce that rate for you.

If rates increase further, (And we really hope they don't) you have banked the best deal.

What's going on!

Well there is a lot of uncertainty in the mortgage market at the moment.

Some lenders are increasing rates while others are dropping theirs.

For those with around 30% equity/deposit and clean credit we are looking around 4% at the moment for a fee free remortgage/purchase.

We are seeing a few clients now who want to repay their Help 2 Buy Loans and others that want to have a clean slate by consolidating current debt.

Whatever your situation, its good to talk through your options.
