Little update on what we’ve been up to lately…

We’ve been expanding our portfolio of Serviced Accommodation properties in Aberdeen with this latest addition of a 3 bed house in the West End – ideal for long term business/contractor stays as well as family getaways.

With its own back garden and on-street parking permit it’s an ideal location for those who want a peaceful base but still only a short walk into the city centre. Plenty of café’s, restaurants and a wine bar on it’s doorstep.

The house was taken on and transformed, fully furnished and staged with the design vision in mind (Swipe to see the before pics ➡️) It's a win-win for the landlord with plenty value added through decoration and a long-term tenant who will keep it in showroom condition👌

When a 4 night booking covers the monthly rent!! 😯

In Rent to SA, one of the most important things when checking a deal is that your projected monthly revenue will cover the rent to the landlord – the biggest monthly expense.

This 4 day booking came in which covers the monthly rent. Another few nights booked and all monthly expenses will be covered, meaning all other bookings will be purely profit! 💸 💸

Better yet, this is looking likely to be converted to a direct booking – meaning a discount for the guest and even more money direct with cutting out the platform commissions. 🙌

The importance of standing out on the booking channels is undervalued. When you increase your appeal (and level of service to back it up with reviews) you will achieve higher nightly rates. Otherwise, you are competing in a race to the bottom with your prices 📉 in an overcrowded (and dull) market.

To put it into context, this apartment is almost identical to another Air BnB in the same building. The nightly rate achieved with this booking is £150 more for the same dates. Per night!!

❌ Don’t leave money on the table.

Bringing inspiration into 2024! 💥

It’s been a little while since I planned writing this post, but I decided to have a bit of a break from social media at the start of the year. Time to get back in the game! 💪

Life and business are never always smooth, and there were a few changes of direction in 2023 which seen a greater focus on growing my own business, Bicocca Property, towards the end of the year.
Always grateful for the challenges, setbacks and lessons as well as the opportunities that present themselves – time to grow 🙌

Reflecting on some achievements in property 2023 ⬇

✅ Growing Bicocca Stays serviced accommodation portfolio from 2 to 6 high quality Serviced Apartments, after onboarding 4 new R2SA properties since September (keep your eyes peeled for 2 launching soon 😉)
✅ Operating apartments achieving above market rates and occupancy with some great feedback from our guests,
✅ Maintained Air BnB Superhost status throughout the year,
✅ Provided great returns for private investors – bringing on new investors as well paying back existing ones,
✅ Presented at the networking event to a room full of investors, sharing my knowledge on all things Serviced Accommodation,
✅ Involved in setting up and managing over 15 short term let properties and a Serviced Accommodation Management Company - including teams, systems and processes to scale,
✅ Currently going through a refresh of management software and systems to streamline the business, improve guest experience and optimise automation this year.

Grateful to everyone I work with in every capacity for their efforts, trust and support 🙏 Excited to see where we are in a years time! 😃
