French Mill Sold

Set in a little hamlet, the mill is surrounded by stunning countryside. It is set over three floors and split into two sides by the water wheel that is set in the middle. The left hand side is the main house and consists of a large kitchen diner on the ground floor, a spacious living room on the first floor with a small study at the end and three bedrooms, a bathroom and a large 32m² master bedroom on the second floor.
The right had side of the mill consists of an open plan kitchen/living room on the ground floor and a bedroom, a bathroom and small dressing room on the first floor. This would make an ideal seperate apartment/gite.
The house is built of stone and has been fully insulated throughout and all new double glazed windows and doors have been installed.
Although the main house will be finished for the sale, the gite is still an ongoing project and is an ideal opportunity for someone to put their own stamp on it.
Outside there is a large garden of 1180m² with the mill stream running down the side and connecting to the river at the bottom. The mill wheel still works and has all the gearing and would be an ideal project for anyone wishing to produce their own electricity.

Here are the results for the energy efficiency rating that we got today. Good to know we've got a small carbon footprint with regards to the co² emissions :)
