🚨 One of the BIGGEST mistakes first-time homebuyers make?
Buying a car or paying off all their debt BEFORE getting preapproved.

A lot of buyers think paying off debt will dramatically increase their buying power… but that’s not always the case. Sometimes the increase is much smaller than expected — and now they’ve used up cash they could’ve needed for:
✔️ Down payment
✔️ Closing costs
✔️ Emergency savings

And buying a car before buying a house? 😬
If that new vehicle has a loan payment attached to it, it can seriously reduce how much house you qualify for.

Before making any major financial moves, talk to a mortgage professional FIRST so you can make the best decision for your situation.

💡 Bonus Tip: One of the smartest things future homebuyers can do is create a monthly budget before starting the home search process.

Not all mortgage lenders are the same 👀
One of the biggest mistakes homebuyers make is assuming every lender offers the same loan programs. They don’t.
Many big national lenders can’t help with:
❌ Down payment assistance programs
❌ Renovation loans
❌ USDA no-down-payment loans
❌ Complex self-employed income
That’s where working with a local loan officer makes a huge difference.
I help buyers navigate programs that many online lenders and call centers either don’t offer—or don’t understand how to structure correctly. Especially if you’re self-employed, buying with less down, or need a more creative mortgage solution.
Home financing is not one-size-fits-all, and you deserve a lender who actually knows how to guide you through the process.
If you’ve been told “no,” or your situation feels complicated, don’t give up yet.

🚫 MYTH: You need 20% down to buy a home.
✅ REALITY: There are amazing low down payment — and even NO down payment — mortgage options available today. And no, you do not have to be a first-time homebuyer to qualify. 👏
I help buyers every week purchase homes with as little as 0%, 1%, 3%, or 5% down depending on the loan program and their goals. Sometimes keeping more cash in the bank is actually the smarter move. 💰🏡
Programs may include:
✔️ USDA loans
✔️ VA loans
✔️ Low down payment conventional loans
✔️ Down payment assistance programs
Before you spend years trying to save 20%, let’s talk about what options may already be available to you. Your dream home could be closer than you think.

🐶 Apparently my dogs had something to say about this topic too… 😂
But before I was interrupted, I was talking about TWO of the biggest mistakes first-time homebuyers make before getting preapproved:
🚗 Buying a new car
💳 Paying off all their debt
A lot of buyers think these moves will automatically help them qualify for more house — but sometimes they can actually hurt their home buying goals instead.
A new car payment can significantly reduce your buying power, and using all your cash to pay off debt can leave you short on funds for your down payment, closing costs, or savings.
Before making any major financial decisions, talk to a mortgage professional FIRST. A quick conversation can save you thousands and help you create the best strategy for buying a home.

Here’s something I do differently as a loan officer 👇
When I preapprove buyers, I don’t just plug in today’s mortgage rate and hope for the best.
Mortgage rates change daily, and your interest rate can’t actually be locked until you’re under contract on a home. So instead, I build in a little cushion to help protect my buyers and set realistic expectations from the beginning.
Why? Because I never want my clients blindsided during the home buying process.
If rates improve later? Amazing. That’s the kind of surprise we do want 🎉
My goal is simple:
✔️ Educate you
✔️ Prepare you
✔️ Make buying a home feel less stressful
Especially for first-time homebuyers who deserve honest guidance through the mortgage process.
DM me “PREAPPROVAL” if you want a game plan before you start house hunting.

If this is your vibe… you’d love living in Southern Maryland 🤍
Life here looks a little different—in the best way.
It’s evenings by the bay, weekends on the ball fields, kids riding bikes through the neighborhood, and cracking crabs with friends all summer long.
This is why I live here.
And it’s why I love helping others call it home too.
If you’re thinking about moving to Southern Maryland—or you’re already here and ready to buy—I’d love to help you make it happen.
DM me “HOME” and let’s start the conversation.

Wait… that’s NOT your interest rate 👀
One of the biggest first-time homebuyer mistakes I see is thinking the rate on your preapproval is locked in. It’s not.
That number is just a snapshot of the market right now—and mortgage rates can change daily. The soonest you can lock your interest rate is once you’re officially under contract on a home.
That’s why I prepare my buyers ahead of time by setting realistic expectations (and building in a little cushion) so there are no surprises during the home buying process.
Because buying a home should feel exciting—not stressful.
If you’re thinking about buying and want a clear, honest breakdown of what to expect, I’ve got you 🤍

PCSing to Joint Base Andrews and thinking about living in Northern Calvert County? Here’s where you want to look 👇
If you want a manageable commute and more space, top schools, and that laid-back coastal feel—these towns are some of the best options:
📍 Dunkirk
📍 Owings
📍 Huntingtown
📍 Sunderland
📍 Chesapeake Beach
📍 North Beach
These areas are super popular for military families relocating to Andrews—close enough to commute, but far enough to actually enjoy where you live 🌊
✨ Bonus: If you land here, you have to try Baia Coastal Italian Kitchen & Wine Bar — easily one of my favorites 🍝🍷
Using your VA loan? No down payment doesn’t mean no out-of-pocket—having a strategy matters when you’re PCSing.
DM me “PCS” and I’ll help you map out the best area, commute times, and what it really takes to buy here.

VA loans don’t require a down payment—but that doesn’t mean buying a home is free.

Closing costs are real, and too many military buyers find out way too late in the process.

The right guidance upfront can save you stress, money, and surprises at the closing table.

If you’re planning a move, make sure you’re working with someone who actually walks you through the full picture—not just a quick preapproval.
