So after only launching ourselves in the local area on Wednesday we was contacted Thursday by an older couple who reside on Mosa Trajectum golf resort, October last year they decided to go ahead with an extension project with a local company who had an advertisement running at the time. they did also obtain other quotes but chose this company.
The works was meant to begin mid November and there was a very basic contract in place for a total cost of 10,000 euro, for me when reading all this came 2 instant problems, thats very very cheap, an exact round figure should raise flags as it tells me proper pricing has not gone in to place , exact figures are fine on bathroom promotions etc but an extension where concrete prices change daily etc just does not sit right yet the biggest problem i had was i couldnt see a licence obtained from the town hall not even the notifaction or any architect plans.
None of the licence or plans was mentioned in the basic contract so my first question was whos responsibility was it, rule of thumb is it is the homeowners but a lot of reputable builders will take care of it for you.
The answer from both parties was it was up to to other person this being the case if it was the contractors responsibility now the job is far too cheap as licenses and architects do not come cheap.
Any way to round up 5000 euro had been handed over delivered to site was roughly 300 euro of materials for the footings rebars etc including the labour digging out we called this around 800 euro worth of work.now the footings were in before any blocks or other materials arrived the customer wanted to clarify the licence and legalities and thankfully found an email from the end of October from the contractor saying it was all in hand and sorted. the customer asked the contractor to bring a copy the next day and then carry on, surprise surprise he never did.
In December after many promises and excuses the customer placed a denuncia against the contractor but to date have never heard anything.We discussed the options we saw valid with the customer and obviously explained the footings whether useable or not in the future had been done and can be charged for as stated before we called this worth around 800 euro. we then made contact with the contractor to discuss what we had looked at and they was at first more than amicable and happy to discuss until we got to the point of why the work stopped, he was adamant it was the clients responsibility to which we agreed unless he had taken responsibility of which i informed him i had proof, he asked me to show him so i duly said no problem ill hang up whats app you a copy of the printed email and call back, low and behold no answer i sent a whatsapp asking for a call back and nothing so after a quick bit of research we discovered where he was currently working and Friday popped by for a chat, perfect timing really as the current customer was outside with him so he was desperate for us not to start our conversation then as i said we are not collectors of old we simply want to resolve the problems, we waited for him to finish his conversation then went through his options the work he was currently doing was very similar and im preety sure there was no licence so after a simple suggestion of me popping to hacienda and the town halls instantly he wanted to deal, he was adamant he had done at least 1500 euro of work not 800 and would pay 2 lots of 1750 euro to clear the bill i called the client and explained the offer they did not want to have to go through this again so i was informed they would accept 3500 euro if all paid now. the contractor was adamant he could only get 3000 euro there and then and promised the other 500 saturday night and to his word 8 pm last night we received the outstanding 500. 1 down how many is there to go .......Adam 0034 615 746 986
