Own a property in Marbella but live abroad?

These are five checks I would make every month:

1. Look for leaks, damp or storm damage before a small issue becomes expensive.
2. Confirm the electricity, water, alarm and air conditioning are working.
3. Check the condition of the property after guests, tenants or maintenance visits.
4. Make sure insurance, community fees and property documents are current.
5. Keep one trusted local contact with verified access and clear emergency instructions.

Most foreign buyers start with the property.

I would start with a normal Tuesday.

How long is the school run? Can you walk to restaurants? Is the area quiet in winter? Where will you park? How much time will you spend in traffic?

A beautiful property in the wrong area can become an expensive mistake.

First decide how you want to live. Then choose the part of Marbella that fits that life. Only after that should you start comparing properties.

A good Costa del Sol shortlist is not only about the prettiest photo.

Test the home against a real week:

A — Morning route: school run, gym, coffee, first meeting.
B — Midday feel: beach access, noise, heat, parking.
C — Evening parking: restaurants, lighting, walk-home comfort.
D — Ordinary Tuesday: does the area still work when you are not on holiday?

A safe purchase on the Costa del Sol is rarely about finding “the one” fastest. It is about allowing enough time for the checks that protect you:

1. Area fit first: beach, golf, schools, commute and noise can matter more than the photos.
2. Legal rhythm: reservation, due diligence and completion all need breathing room.
3. Finance buffer: include taxes, notary, registry, lawyer and community costs in the plan.
