🇪🇸 Can UK Residents Still Get a Spanish Mortgage After Brexit?
Absolutely!
One of the questions I'm asked most often is:
"Can I still get a mortgage in Spain now that the UK has left the EU?"
The simple answer is yes.
In fact, every week I help UK buyers purchase holiday homes, investment properties and permanent homes across Spain.
However...
Spanish mortgages work very differently from those in the UK, which is why it's so important to speak to a specialist before you start viewing properties.
Here are a few things that often surprise people:
🏡 How much can I borrow?
It depends what you're buying the property for.
If it's your only property in Spain (even if you still own a home in the UK), many lenders will consider lending up to 70% of the purchase price.
We even work with one lender that may consider up to 75%, depending on your circumstances.
If you're buying an investment property or already own property in Spain, lending is typically lower, usually around 50%–60% of the purchase price.
💰 Don't forget the buying costs
Many buyers budget for their deposit but forget about the purchase costs.
As a guide, you should allow around 10–12% of the purchase price to cover:
✔ Property Transfer Tax
✔ Notary fees
✔ Land Registry fees
✔ Legal fees
✔ Mortgage arrangement costs
✔ Mortgage broker fees
🏦 Not every bank is the same
Unlike the UK, there isn't a computer system where advisers simply press a button and compare every lender.
Every Spanish bank has its own lending policy.
Some will happily accept income in sterling.
Others won't.
Some accept a mixture of pound and euro income.
Others don't.
Some love self-employed applicants.
Others... not so much!
That's why we manually assess which lenders are likely to suit your circumstances before submitting an application.
📉 Don't be fooled by the headline interest rates
You may see a fantastic-looking mortgage rate advertised online...
But the small print often requires you to:
• Take out life insurance
• Buy home insurance through the bank
• Pay your salary into their account
• Install a monitored alarm system
• Take additional banking products
These are known as bonifications.
Sometimes they're worthwhile...
Sometimes they aren't.
It's important to compare the overall cost, not just the headline rate.
