A Glimpse Into Our Daily Work in Hurghada
Investing in real estate in Egypt involves much more than simply buying an apartment or a studio. Secure ownership, legal protection, and safeguarding our clients’ rights are just as important. This is exactly what our work revolves around every single day.
Recently, we handled a very serious case involving a client who is the rightful owner of both an apartment and a studio in Hurghada. What started as a normal ownership situation turned into a complex legal battle.
An Egyptian occupant had moved into the property without any legal right and was attempting to claim ownership by using a falsified contract. Together with his lawyers, a fake agreement was created and, remarkably, even officially registered. For many people, this is the moment they give up, believing that a registered document automatically means the case is lost.
But this is exactly where many people misunderstand the process.
The decision of the public prosecutor is NOT a final court judgment. Many people stop fighting at that stage out of fear or lack of knowledge, while the real legal battle actually starts after that. Only then does the case move to the actual court, where real evidence matters.
That is where our real work began.
First: the documents were clearly forged.
Second: the alleged buyer needed to prove that the payment had actually been made through a legitimate bank transfer. That transfer never took place.
This is crucial, because without proven payment, any ownership transfer becomes legally very weak.
In addition, we were able to prove that the apartment still belonged to our client because we could physically access the property and enter it without any issue. That alone spoke volumes.
During this inspection, tensions escalated quickly. The situation even turned into physical confrontation and serious conflict, forcing us to involve the police to restore order.
This is just one example of how far we go for our clients.
