🏡 Before I show a single property — I always ask these 3 questions.
Most people expect me to start with listings. Neighborhoods. Price ranges. Square footage.
I don't.
Because after working with foreign buyers in Punta Cana for years, I've learned that the right property only makes sense once I understand your needs.
So here's where I always start:
❓ QUESTION 1: "Are you buying to live, to rent, or both?"
This single question changes everything. The ideal property for someone relocating full time looks nothing like the ideal property for an investor chasing rental income. And a vacation home that also generates returns? That's a completely different conversation. Your answer shapes every recommendation I make.
❓ QUESTION 2: "What does your ideal day in Punta Cana look like?"
I know it sounds simple. But the answer tells me more than any checklist ever could. Do you wake up and walk to the beach? Drive to the golf course? Take your kids to school five minutes away? Sit on a marina terrace with your coffee? That answer tells me exactly which neighborhood, which community, and which lifestyle fits you — before we ever open a listing.
❓ QUESTION 3: "What would make you walk away from a deal?"
Everyone talks about their wishlist. Almost no one talks about their dealbreakers. But knowing what would make you say no is just as important as knowing what makes you say yes. It protects you from a beautiful property that's wrong for you — and saves us both from wasted time.
These 3 questions take about 5 minutes.
And they save months of confusion, comparison, and second-guessing.
