Berlin’s office market leads Europe in vacancy rate increases.
According to BNP Paribas Real Estate, Berlin has seen the strongest year-on-year increase in office vacancies across Europe — up 280 basis points by the end of 2024.

But it’s not all bad news:
At 6.9%, Berlin’s vacancy rate is still below the European average. Meanwhile, take-up rose by 7%, pointing to resilience in the capital’s commercial real estate.

Berlin’s office market recorded the highest vacancy rate increase in Europe — but there’s more to the story.

A recent BNP Paribas Real Estate analysis shows a significant shift in Europe’s office landscape. At the end of 2024, Berlin led with a 280 bps increase in office vacancies, primarily due to a wave of new developments.

Yet, Berlin's vacancy rate of 6.9% remains below the European average of 9.1%. Office take-up also rose by 7% — a sign of underlying demand despite market shifts.

Other key findings:
- Dublin follows with a 240 bps increase
- Frankfurt and Düsseldorf show even higher absolute vacancy rates (10.9% and 11.5%, respectively)
- Hamburg and Munich remain relatively stable

The real estate market is showing promising signs of recovery after a significant downturn. The demand for mixed-use properties, which was once celebrated as a great investment before the crisis, is now gaining momentum again, especially in cities like Berlin and Munich. 🌍

From 2021 to 2023, transactions slowed, but as we head into 2024, deals are once again picking up, confirming the resilience of the market. The nationwide trend is supported by major firms like Engel & Völkers (E&V), highlighting a volume of 26.5 billion euros in mixed-use properties transactions.
