Yesterday we opened the former fire station Hasička in Město Mikulov to the public.

A shared reading of the building in its current state. On site, with the city and visitors, discussing what is there and what could come next.

The building sits just off the main square, in a position that connects everyday life with tourism and local activity, yet today it remains underused and in poor technical condition.
The intention is to bring it back into use through a mix of working, cultural and community functions — coworking, studios, workshops, and spaces for smaller events. Not a single program, but a framework that can evolve over time.

Early stage, open questions.

Last week we took part in ‘More is Now! Ludwig Mies van der Rohe 140’, a symposium marking 140 years since Mies’ birth, set against the legacy of Villa Tugendhat in Brno.

Viktor Odstrčilík represented KOGAA in the lecture program, joining a discussion with Czech and German practices on how the next generation redefines this paradigm.

For us, Less is more! becomes less but better used. We work with what exists: reusing structures, adding only what is necessary. In projects like DADA Distrikt, restraint, adaptability, and layered use replace excess as a response to ecological and social limits.

🏆 Máme radost!

Infocentrum v Zámečnické ulici získalo 1. místo v soutěži CZECH INTERIOR AWARD v kategorii veřejných interiérů. ✨

Prostor navržený studiem KOGAA ukazuje, že infocentrum může být místo setkávání, které propojuje obyvatele i návštěvníky Brna.

Najdete ho jen pár kroků od náměstí Svobody a stojí za návštěvu nejen kvůli informacím, ale i kvůli zážitku samotnému.

🥇We’re pleased to have been appointed for Papírák 2030 in Liberec, a significant step in the city’s approach to municipal housing and inner-city transformation.
Papírové náměstí is a layered piece of city: one that is fragmented, infrastructural and unresolved. The ambition is to restructure it into a living urban quarter.
The project is split between three studios working within a shared framework. It proposes a different model of city-making, where the outcome is shaped collectively rather than authored individually, building on the masterplan by re:. We’re developing the project together with Projekce 21 Brno, L&SCAPE, and PK OSSENDORF s.r.o., bringing architecture, landscape and infrastructure into one continuous approach

Governments, laws, and regulations keep changing — but architects must continue designing, without the luxury of “waiting for a better law,” a clearer decree, or smarter digitalization.

Today’s OTTA session reflects on more than a year of experience with Decree No. 131/2024 Coll. on building documentation, and the practical impacts of the new Building Act No. 283/2021 Coll.

🏡In many Czech residential districts, daily life happens behind fences. Streets become corridors rather than shared spaces, and the sense of community slowly fades. Even movement through the neighbourhood becomes fragmented and unclear.
Lyžbice in Třinec reflects these conditions — despite being close to the city centre.
Our aim within the FAJNYTŘINEC 2030+ project is to reconnect the district as a lived neighbourhood: calm, but not isolated.
We are focusing on:
🚶‍♂️Clear and comfortable routes for walking and cycling
👭 Public spaces that support everyday interaction
🚦 More coherent infrastructure and service organisation
🏡 A healthier balance between private gardens and the public realm
The goal is not to add more.
The goal is to make what already exists work better — for daily life, for residents, and for the character of the place.

FRANKE LOFTS — A New Life for an Old Warehouse 🧱✨
In the heart of Opava, a forgotten 1900s warehouse is turning into a vibrant mixed-use landmark.
Once a silent witness of wartime destruction, it’s now set to become FRANKE LOFTS — a project bringing life, housing, and culture back to the city center.

Restored façade, green roofs, customizable lofts, and civic ground floors — a perfect example of adaptive reuse done right.
