That doesn’t automatically mean no.

A lot of expats assume they can’t borrow in Costa Rica because they don’t have local credit.

That’s not always true.

Traditional Costa Rica banks often focus heavily on local banking history and documentation.

And approvals can sometimes take months.

In some cases, much longer.

Private lending often looks at the strength of the deal, not just a local credit file.

So what actually matters?

✔ Clean title
✔ Enough equity in the property
✔ A realistic repayment plan

For qualified expat borrowers, rates are often comparable to Costa Rica banks.

Thinking about building a home in Costa Rica?

Here’s my honest opinion.

If you get these three things wrong, you may regret it for years.

And I say that because I’ve seen some absolutely exceptional homes here...

and I’ve seen some expensive disasters too.

If I were building in Costa Rica, these would be completely non-negotiable:

✔ Structural quality
Costa Rica has earthquakes, heavy rain, hillsides, and tropical conditions. If the structure isn’t right, nothing else matters.

✔ Workmanship
Even great materials can be ruined by poor ex*****on. Pretty finishes fool people all the time.

✔ Permits, especially proper water approval
This is a huge one. I’ve seen beautiful homes run into serious problems later because approvals weren’t handled properly.

In some cases, people have even had to truck in water.

Costa Rica has some absolutely exceptional builders.

But quality varies.

Whether you’re buying or building, proper due diligence matters.

Could something on your Costa Rica property title stop your loan?

Maybe.

But many issues can be solved if they’re identified early.

Before a deal moves forward, Grupo Gap reviews the property title and ownership record to look for issues that need to be understood upfront.

How much can you actually borrow in Costa Rica against your property?

That depends on equity, property type, location, and overall deal strength.

For many private equity loans, loan amounts often start around fifty thousand US dollars and can go much higher depending on the opportunity.

A big factor is Loan-to-Value (LTV).

Simple example:

If your property is worth five hundred thousand US dollars and you want to borrow two hundred fifty thousand US dollars, that’s fifty percent loan-to-value.

That’s generally around the upper range we like to see.

Lower leverage usually means stronger terms.

Higher leverage may still be possible, but pricing can change.

What types of properties qualify for private loans in Costa Rica?

Completed homes, some commercial properties, certain construction files, and in some cases larger development projects can qualify.

But that’s only the starting point.

What really matters is whether the property makes sense as collateral. That usually comes down to real value, available equity, clean title, solid documentation, marketability, and whether the file makes sense from the beginning.

A completed home can be one of the more straightforward files.

A commercial property can also work, but we need to understand the use, the exit, and how marketable it really is.

Construction and development deals can work too, but they usually need more due diligence, more documentation, and tighter structure before the closing.

That’s why two properties can sound similar on paper and still be treated very differently.

The real issue isn’t just the property type.

The real issue is whether the collateral, the equity, and the file make sense together.

Is it safe to borrow money in Costa Rica?

Yes, it can be, but only if the loan is structured properly.

That is the real answer.

A lot of people focus only on getting the money. I think that is where mistakes happen.
