HIGH RETURN INVESTMENTS. PINEAPPLE
Costa Rica has far surpassed Hawaii as the world´s leading producer of pineapple. This fruit is now Costa Rica´s third largest export after coffee and bananas, with thousands of hectares planting and growing each year. I have taken special interest in the crop since I have had direct experience in the 1990s with growing organic pineapple here. At that time, the market was improving but far from developed and we were undercapitalized to take advantage of the trend. Since then I have become a consultant on pineapple growing and management. We have on file spreadsheets demonstrating the extraordinary return from this crop. Investment can be recovered in five years and the net profits thereafter are extraordinary for any business.

Property Description: For a number of years this farm produced conventional pineapple, then in 2014 converted to to organic. There were various problems not having to do with the farm which caused the operator to suspend the operation. The land has not been used since and the organic certification can be renewed without any problem. The farm is fortunately located close to a Cooperative that specializes in receiving, packaging, sale, and shipment of organic pineapple. The Cooperative is seeking more production and will issue favorable contracts for all aspects of production, packaging, and marketing. The Coop can contract field preparation, deliver of slips, planting, and all other services. However, this farm has some of the necessary equipment, a 155hp tractor and disk harrow. Purchase of a bedding machine and spray boom will allow the operator to do most of the tasks required. The farm could be absentee owned. With the employment of an experienced equipment operator and overall manager costs of production can be lowered over the costs of contracting through the Coop. Costs of production are somewhat higher for organic production, but the price at the Coop is $.60 /kg, as verses a usual $.30 kg for conventional. The asking price for the 367 acres land, 143 hectares, is $10,490/hectare. Of the 143 hectares, 105 are cultivable, so the price for the useable land is $14,285. Using all the services of the Coop, the operating costs total $42,000 per hectare and the income $60,000 The land price is very low for good pineapple land, especially with the organic certification. Property Description: Current absentee owner of this pineapple farm in development would like to sell the property to pursue other activities. As of May 2018 there were 18 hectares of pineapple planted. The land totals 67 hectares, of which 40 hectares are suitable for pineapple or other tropical crop. The terrain and climate for the farm location are ideal for pineapple. The current crop 18 hectares will yield close to $400,000 in income. At full production of 40 hectares the farm will yield around one million dollars in sales, with a net profit of over $400,000 annual. Pineapple is currently the most profitable export from Costa Rica and is expected to continue to be so. The farm has all the equipment needed for operation and the remaining suitable land has reasonable estimates for improvement to receive more crops. There is home for the new owner or supervisor, an employee home, an office, water well with pump, and chemical shed. Location is near major packing houses and export companies. The current rate that most packers now pay is $.30usd/kg. First harvest sales average $27,000 per hectare. The ratoon crop is 10 months yields less but generates around $22,000/hectare. The asking pirce is based on $12,000/ha for the 67 ha., plus $6000/ha for the 20 ha. prepared land and growing crops. Asking price totals to $1.4 million.
