This forested estate is located in the center of the Refugio Mixto de Vida Silvestre Maquenque, whichis part of the Biological Corredor San Jaun La Selva that extends from the Nicaragua border to the South toward Panama. There is all manner of wildlife, including Macaws, jaguares, and all manner of bird and animal life. The price is $460,000. The conservation payment is 32,878,580 colones ver five year renewable contract. This is about $58,087 at the 2018 average rate of exchange. From the point of view of return on investment the conservation payments are modest. However, this is an excellent area to establish a tourism project, which is permitted if there is minimum disturbance of the protected forest. THE TOURISM INDUSTRY, A BOOMING BUSINESS IN COSTA RICA

The Costa Rican Institute for Tourism promotes tourism using the apt slogan "Costa Rica, No Artificial Ingredients." This small country of four million inhabitants annually hosts 2.5 million foreign visitors and growing with the enchantment of beaches, cloud forests, national parks, surfing, rafting, volcanoes, rivers and waterfalls, its incredible diversity of flora and fauna. Some visitors, delighted with the nation\'s people, culture, and natural wonders, come back permanently to make their lives here.
Costa Rica's main economic activity is now tourism, with the number of visitors, increasing annually at a rate of 12 to 15%. The Institute of Tourism is forecasting a shortage of accommodations to house the visitors. In the high period, December to March, occupancy in many locations approaches 100%. So investments in hotels and resorts is a good investment.
The Institute of Tourism actively promotes the concept of Sustainable Tourism, striving to enhance tourism while respecting the natural environment and promoting community development. Nevertheless, in recent years there has been a proliferation of mega-tourism projects, especially in the Northwest Pacific beach areas, with negative consequences for the environment and little benefit to the local community apart from low wage service employment. Still, the bulk of tourist traffic is lodged in locally owned small hotels, B and Bs, and even rustic accommodations in the jungle or in struggling rural cooperatives.

Investments In Forest Conservation And Timber Projects
Save the Rainforest. Reforest Underutilized Cow Pasture. Build a Home in the Forest
The Costa Rica Ministry of the Environment and Energy (MINAE) Program of Environmental Services Payments (PSA) is among the most advanced in the world. As early as 2006 a total of 471,392 hectares (1,178,450 acres) of forest were in the PSA program (Pago por Services Ambientales). Another 28,066 hectares were in the Forestry Management Program and 31,962 hectares had been reforested. Each year there are new conservation areas added and there is no end in sight for this worthy program. This is apart from the thousands of hectares within Costa Rica\'s extensive system of National Parks. The PSA program is quite generous, paying $64 per hectare per year under five year, renewable. contracts. PSA is administered by an office of MINAE, Fondo Nacional de Financiamiento Forestal (FONOFIO), see MINAE - FONOFIO Page Funding from international sources and a portion of the local fuel tax seems to be ample to annually bring in new properties and renew expiring five year contracts.

For an investor that is motivated to save the rainforest and combat global warming, while having a personal nature retreat, purchasing a forest is a worthy enterprise. Whether or not it is an investment bringing a reasonable return depends largely on the price of acquiring the land. If 300 hectares of forest can be purchased at $1,000 per hectare and incorporated in the PSA at $64/hectare/year, then the annual income is $19,200 and the rate of return on investment is 6.4%. Add to that rate land appreciation at no less than 5%. Forests that sell at a low price often have problems of road access. Investing in road improvement will usually double or more the value of land. PSA also exempts the owner from local property taxes and national taxes on corporate assets (usually a forest is purchased through a corporation, Sociedad Anónima).

The conservation contract and the Forestry Law do not permit changes in land usage, such as to agriculture or timber (selective logging may be permitted in some instances). However, it is possible to build a home in the forest, or even start an eco-tourism project provided that there is minimal disturbance to the forest and with an Enviromental Impact Stydy and permits form MINAE. Several years ago we had a number of forests for conservation priced at under $1000 to $2000 per hectare. Recently, land prices in Costa Rica have been increasing substantially. We have removed several forests from our website because the owners increased the price to the point that it made no economic sense as and investment in forestry, but they remain good locations for a home and a tourism project. We continue to list a few reasonably priced properties elegible for PSA and will continue looking for such properties.

The Instituto Costarricense de Electricidad (ICE) also has a program for forest preservation in the watershed of their many hydroelectric projects.

Another program of FONOFIFO is reforestation. This applies in the main to lands in cattle pasture or scrub forest. During the 1960s and 1970s half the virgin forests in Costa Rica were cut, the timber sold, and the land converted to raising cattle for meat exports. Beef is no longer a viable export for Costa Rica so cattle pastures are now being converted to export crops, such as pineapple, or to timber crops such as teak or melina or to African palm oil plantations. Teak and African palm land in the Central Pacific and Southern zones has risen in price, as has teak land in northwest Pacific region of Guanacaste. Since teak is a very long term project (20+ years) the opportunity cost of capital for a teak investment, in my judgment, is too high when the price of land is $10,000 per hectare and up. There are some lands in northern Costa Rica that are reasonably priced and suitable for teak or African palm, and excellent for the rapid growth timber, melina (10-12 years to maturity, the wood is used for furniture, finishings, pallets). We do have listed a few Pacific area farms with growing teak.

HIGH RETURN INVESTMENTS. PINEAPPLE
Costa Rica has far surpassed Hawaii as the world´s leading producer of pineapple. This fruit is now Costa Rica´s third largest export after coffee and bananas, with thousands of hectares planting and growing each year. I have taken special interest in the crop since I have had direct experience in the 1990s with growing organic pineapple here. At that time, the market was improving but far from developed and we were undercapitalized to take advantage of the trend. Since then I have become a consultant on pineapple growing and management. We have on file spreadsheets demonstrating the extraordinary return from this crop. Investment can be recovered in five years and the net profits thereafter are extraordinary for any business.

Property Description: For a number of years this farm produced conventional pineapple, then in 2014 converted to to organic. There were various problems not having to do with the farm which caused the operator to suspend the operation. The land has not been used since and the organic certification can be renewed without any problem. The farm is fortunately located close to a Cooperative that specializes in receiving, packaging, sale, and shipment of organic pineapple. The Cooperative is seeking more production and will issue favorable contracts for all aspects of production, packaging, and marketing. The Coop can contract field preparation, deliver of slips, planting, and all other services. However, this farm has some of the necessary equipment, a 155hp tractor and disk harrow. Purchase of a bedding machine and spray boom will allow the operator to do most of the tasks required. The farm could be absentee owned. With the employment of an experienced equipment operator and overall manager costs of production can be lowered over the costs of contracting through the Coop. Costs of production are somewhat higher for organic production, but the price at the Coop is $.60 /kg, as verses a usual $.30 kg for conventional. The asking price for the 367 acres land, 143 hectares, is $10,490/hectare. Of the 143 hectares, 105 are cultivable, so the price for the useable land is $14,285. Using all the services of the Coop, the operating costs total $42,000 per hectare and the income $60,000 The land price is very low for good pineapple land, especially with the organic certification. The price is likely negotiable. Organic production through a Cooperative is exempt from income tax. On request we can send numerous documents about the farm, organic production, and the Cooperative. Property Description: Current absentee owner of this pineapple farm in development would like to sell the property to pursue other activities. As of May 2018 there were 18 hectares of pineapple planted. The land totals 67 hectares, of which 40 hectares are suitable for pineapple or other tropical crop. The asking pirce is based on $12,000/ha for the 67 ha., plus $6000/ha for the 20 ha. prepared land and growing crops. Asking price totals to $1.4 million. The father is retiring this year, but the son can continue in management if needed. This is a turn-key operation of 389 hectares.
