Am 05.09.2026 im Sonderbund der Finanz und Wirtschaft: unser COO und Mitgründer David El-Eini über die Frage, warum der Ruf Schweizer Immobilien als «sicherer Hafen» kein Freipass ist.
Die zentrale Botschaft: Entscheidend ist nicht allein die Anlageklasse, sondern die Qualität des einzelnen Investments.

Die Fundamentaldaten bleiben stark: Leerstandsquoten von rund 0,3 % in Genf und 0,5 % in Zürich verdeutlichen den strukturellen Wohnungsmangel und die anhaltende Mietnachfrage. Gleichzeitig verbessert die Stabilisierung und schrittweise Lockerung der Geldpolitik die relative Attraktivität von Immobilien gegenüber Obligationen.
Doch auch in einem robusten Markt können Fehlallokationen teuer werden. Eine Liegenschaft an einem schwächeren Standort, zu einem überhöhten Preis, mit hoher Fremdkapitalquote oder erheblichem Sanierungsbedarf kann hinter den Erwartungen zurückbleiben.

David bringt es auf den Punkt:
«Zwei Liegenschaften innerhalb derselben Gemeinde können hinsichtlich Risiko grosse Unterschiede aufweisen.»
Denn Quartier, Erreichbarkeit, Wohnqualität, Mieterstruktur und künftige Arealentwicklungen können selbst innerhalb derselben Gemeinde zu erheblichen Unterschieden führen. Die Mikrolage entscheidet häufig stärker als der Name der Stadt.

Swiss investment property prices just picked up speed.

Apartment blocks and mixed-use investment properties posted a 4.3% year-on-year capital gain in Q2 2026, including a 1.3% increase during the quarter, highlighting renewed momentum in the Swiss investment property market.

For investors, it's another sign of continued demand for income-generating Swiss real estate, supported by low interest rates, strong housing demand and limited supply.

How long have you been with Foxstone?
"Since before Foxstone even had a name! The first ideas emerged in January 2015, the project really took shape in 2016, and we officially founded the company in September 2017. The platform went live the following year — and the adventure has been growing ever since."
What do you enjoy most about the job?
"No two days are ever the same. We're constantly learning, creating and pushing boundaries. What motivates me most is turning ideas into tailor-made investment opportunities — and knowing that we're helping people and shaping the future of real estate investment in Switzerland."
Outside work?
"Family comes first and takes up most of my free time. When I'm not with them, you'll probably find me cooking, listening to electronic music, travelling, snowboarding, or challenging myself through endurance sports — especially road cycling and mountain biking."

Owning a home in Switzerland is becoming increasingly difficult.

According to UBS, a high-quality 100 m² condominium is affordable for a household earning the local median income in only around 17% of Swiss municipalities.

The reason is a widening affordability gap: residential property prices have risen faster than household incomes, while banks continue to apply strict affordability criteria based on a long-term interest rate significantly above today's actual mortgage rates.

As a result, many households must choose smaller properties, move to more affordable regions or remain in the rental market for longer. This is one factor supporting continued demand for well-located and appropriately priced rental housing.

One building, one tenant profile, one location. That is concentration.

Investing smaller amounts across several properties, regions and project types spreads your exposure, so that one underperforming asset weighs less on the whole. It is the same logic that applies to any portfolio.

Diversification reduces risk. It does not eliminate it, and it does not protect against a broad market downturn.

A quiet fact about the Swiss market: owning is often cheaper than renting.

Thanks to low mortgage rates, the actual housing costs of an owner-occupied apartment are currently around 24% lower, on average, than the rent for a comparable apartment.

Yet high purchase prices and the imputed interest rate of around 4.5% to 5% used by banks to assess affordability keep homeownership out of reach for many potential buyers. This gap — cheaper to own, but difficult to qualify for — means that many households continue to rely on the rental market.

The whole Foxstone team just spent a few days together in Valencia.
Not in a meeting room. Not on a call. Just together.
We spend most of the year heads-down: sourcing deals, running due diligence, answering investor questions, building what comes next. It is easy to forget that the work runs on people, and people run on trust.
That trust is hard to build over email. It gets built over a shared meal, a walk through a new city, a conversation that has nothing to do with a spreadsheet.
A few days away does something a quarterly review never will: it reminds a team why they actually like working with each other. We came back with the same to-do list, but a stronger team to tackle it.
