Prime rate came down 0.25% again this week to give variable rate holders another rate decrease. This is the seventh consecutive rate drop from the Bank of Canada. It's the first time in a couple years that we now have variable rates lower than fixed. It's great to see rates coming down across the board.

The Bank of Canada lowered their key interest rate by 25 basis points this morning. This should bring mortgage prime rate to 5.20%. If you have an adjustable rate mortgage, your payment will come down accordingly. Keep in mind, it takes at least a month for it to be reflected on your payment.

I need to get better at posting on here a bit more regularly. That being said, things are going great at Ideal Mortgage Solutions. Today, I wanted to highlight cash-back mortgages. If you have an existing mortgage, I can transfer or renew it and get you a solid rate with a nice cash-back. For example, a five year fixed rate of 2.29% gets you a 3% cash-back! So if your mortgage is $300k, you'll get $9k from the lender when the mortgage closes. The lender covers the legal fees as well to transfer. There are also options available for 1%, 1.5%, and 2% cash-backs. If you have any questions about that, you know who to call.

More Breaking News: For the third time this month, the Bank of Canada has dropped their overnight lending rate by 0.5%. We should find out how the lenders react later today.

This will affect anyone who has a variable rate mortgage or balances on both secured and unsecured lines of credit. Once lenders announce their response to this (which should be a drop in prime rate), I will update my page.

The central bank slashed interest rates for a third time in a matter of weeks, and announced what appears to be a large scale asset purchase program to help shield the nation’s economy from coronavirus fallout.

I am posting this again as our office has been getting multiple calls on this today. If your income has been effected by the Covid virus, please call your lender and let them know about your situation. I've included phone numbers for many of the bigger lenders in Canada and the details of the program in the post below. This program is very new and we are still learning about it's implementation, but I do know that lenders and insurers have publicly stated they want to help. Mortgage Payment Relief - Covid-19

If you or someone you know has run into tough financial times due to the effects of the virus, I want to do whatever I can to help you get through this. Whether I assisted you with your mortgage or not, please know you can call or message me at any time and I will be happy to assist if you have questions or need clarification. That being said, here is something that may help.

Insurers (CMHC, Genwroth, and CG) already had programs in place with the banks/lenders that allowed them to capitalize up to 4 monthly payments. Today they announced that they will consider extending the program to allow up to 6 months of capitalization provided that:

1. Original insured loan amount is not exceeded
2. Request to cap payments is received prior to Sept 3, 2020
3. Bank/lender confirms the capitalization is being applied reasonably to help mitigate short-term financial difficulty resulting from COVID-19.

The insurers have several other default management tools available which include: payment deferral, loan re-amortization, and other special payment arrangements. All assistance options will be considered on a case by case basis.

The programs are facilitated through the banks/lenders and therefore you should contact your lender directly for further assistance.

Some banks/lenders have their own assistance options as well.
