🏦 Did you know the Bank of Canada releases their interest rate decision 8 times annually?

💁🏼‍♀️Here are the dates to watch for in 2025 with an asterisk marking the dates that include the quarterly Monetary Policy Report.

• IT'S NOT JUST FOR FIRST TIMERS •

I'm reposting this because I still get asked this question allllll the time. Twice this week to be exact! I'm not sure why it's such a common misconception, but I'm here to tell you that YOU CAN buy a house with less than 20% down as long as it's owner occupied, or a second/vacation home.

So, if you put 5% down your first time buying and then want to sell and buy something else, you can do 5% down on the next home as well! (OAC)

✧⁠*｡ This is 40 ｡⁠*✧

I watched the unimportant little things fly away and make room for the big things that used to be blurred by the lines of shoulds, and opinions of others.

I created boundaries and updated my priorities to those that truly matter; decluttering my days and nights to simplify both my mind and heart.

I've been out of social media and into reality far more and enjoy it immensely. I'll get back to posting mortgage info again in September, but I still won't attend these platforms as often as I used to.

These small changes have been beautiful and I don't intend to go back.

I may have turned 40 today, but I started embracing it in July, and I'm loving it!

My clients screamed at me......

with excitement when I called to deliver my favourite line: "Your mortgage is approved; you just bought a house!!!"

They had been told by their bank that it couldn't be done, but they weren't ready to give up.

They found me on Yelp and asked if I could help and two months later they're in the home they were told they couldn't buy.

I couldn't be happier for this little family 🤍

📢Once again, the BoC confirmed no change to their policy rate.🏦

No change to the policy rate (5%) means Prime rate remains at 7.2% and both variable/adjustable rate mortgage and HELOC borrowers will see no change to their rates (therefore no mortgage payment change). 🙌

This is the sixth consecutive hold and was highly expected, with many analysts predicting the first cut in June or July of this year. Previously, spring was their estimate, though economic performance has been stronger than anticipated.

The BoC governor, Tiff Macklem noted "as we consider how much longer to hold the policy rate at the current level, we're looking for evidence that the recent easing in underlying inflation will be sustained"

The good news is progress on inflation is observed, but they feel it is still too early to start cutting rates.

The next Bank of Canada (BoC) rate announcement is scheduled for June 5, 2024.
