Payment Shock occurs when your current low rate mortgage renews with a higher rate, essentially increasing your current payment overnight.

Finding the perfect home can be hard, but finding the right home and then renovating to make it perfect is usually way easier.

Most home purchase transactions only give you 3-4 days to get your mortgage financing in place, and this is not enough time to arrange/plan a renovation with an unprepared team.

Being pre-approved early gives you the time to prepare your team to be ready to jump into action when you find your "soon to be perfect" home.
