📅 Mortgage term and amortization period. Here's why both matter — and why confusing them can lead to poor decisions.

YOUR MORTGAGE TERM:
The length of time your current interest rate and mortgage conditions are in effect. In Canada, terms typically range from 6 months to 5 years. At the end of your term, you renew.

YOUR AMORTIZATION PERIOD:
The total time it would take to pay your mortgage off completely. Typically 25 years, though 30-year amortization is now available for eligible buyers.

Think of amortization as the marathon and your term as a single leg of the race.

WHY THIS MATTERS PRACTICALLY:
Choosing a shorter amortization means higher payments but dramatically less total interest paid. Choosing a longer amortization reduces monthly payments but increases total interest.

The right combination of term length and amortization depends entirely on your income, your goals, and your financial flexibility.

And honestly? The picture is more complicated than it has been in a while.

On one hand, Canada's economy actually grew 3.3% in Q2. Housing is stabilizing. Jobs are improving. That is genuinely good news.

On the other hand, Canada and the US just hit a wall in trade talks. New tariffs are in play. Energy prices are still high. The Bank is watching all of it closely.

What does this mean for your mortgage? It means the next few months matter. If you are renewing soon or thinking about buying, let's talk before October 28.

📋 The mortgage stress test has a reputation for being the thing that tells buyers they can afford less than they thought. But I'd actually like to make the case that it's one of the most useful tools in the mortgage process.

WHAT THE STRESS TEST ACTUALLY DOES:
To qualify for a mortgage in Canada, you must prove you can afford payments at a rate higher than what you'll actually pay. The qualifying rate is whichever is higher: your actual contract rate plus 2%, or the Bank of Canada's minimum qualifying rate (currently 5.25%).

If your lender offers you a rate of 5.0%, you qualify at 7.0%.

WHY THIS FEELS FRUSTRATING:
It reduces how much you can borrow. In Williams Lake, where the average home price sits around $491,000, this distinction matters.

WHY IT'S ACTUALLY PROTECTING YOU:
It ensures you're not overextended if rates rise during your mortgage term. It prevents the "house poor" scenario. And it creates a genuine buffer so that life's inevitable surprises don't immediately put your home at risk.

HOW I USE IT CONSTRUCTIVELY:
