She didn’t give up on homeownership — even when it had to wait. 🏡💙

A few years ago, my client found herself starting over with three children.

Her credit had taken some bruising during a difficult chapter in her life, and at that time, qualifying for a mortgage simply wasn’t possible. The home she had been living in was sold, and she moved into a rental while she began rebuilding.

And rebuild she did.

Since that time, she has worked incredibly hard to repair her credit, establish strong payment history, and put herself in a position to move forward. She has stayed focused on the goal of creating a home of her own for herself and her kids.

Today, that hard work has paid off.

She is officially purchasing a home in Whitehorse — all on her own. ❤️

This one means a lot.

Because sometimes a mortgage approval isn’t just about buying a house.

Sometimes it represents independence.
A fresh start.
Security for your children.
And proof that where you were a few years ago does not have to determine where you end up.

Congratulations to this incredible mama on becoming a homeowner again — this time on her own terms. 🏡✨

Your mortgage rate is just one number.
Before deciding whether refinancing makes sense, I want to know what ALL your debt is costing you—and what it would cost to change it.
Sometimes the answer is refinance.
Sometimes it’s don’t touch the mortgage.
That’s why we run the numbers first.

The best time to discuss your mortgage is before there is a deadline.

Buyers should start before actively shopping. Homeowners should review renewals four to six months early. Anyone working on credit or saving a down payment benefits from beginning even sooner.

You do not need to be “ready” to ask questions. Planning is part of getting ready.

Start with a no-pressure mortgage planning call.

Refinancing can be useful when it supports a clear financial goal.

Homeowners may refinance to consolidate debt, complete renovations, invest, fund a major expense or restructure payments. However, penalties, legal fees, appraisal costs and a new amortization must be considered.

The right question is not simply “Can I access equity?” It is “Will this improve my overall financial position?”

Review the complete cost before refinancing.

A mortgage approval is based on your financial picture at the time the lender reviews it.

Before closing, avoid financing a vehicle, opening new credit, increasing balances or changing employment without discussing it first. Lenders may re-check credit, income or debts before funding.

A new monthly payment can change qualification at the worst possible time.

Call before making a major financial change.

A very low rate can be attractive, but restrictive mortgage terms may cost more if life changes.

Before choosing a mortgage, look at how penalties are calculated, whether the mortgage is portable, how much you can prepay and whether the lender offers fair options at renewal.

The best mortgage is the one that balances price, flexibility and your future plans.

Compare the mortgage—not only the rate.

🏡 Happy Closing Day — Manitoba ➡️ Whitehorse! 🏡

This closing was about so much more than buying a home.

This family was relocating from Manitoba to Whitehorse so Dad could pursue his dream job — but there were a few moving pieces to work through first.

✔️ He hadn’t even started Day 1 of his new job yet.
✔️ He wasn’t living in the Yukon yet.
✔️ Their Manitoba home had to sell on the very same day their new Whitehorse home closed — involving two provinces/territories, two lawyers and a whole lot of coordination.

Files like this don’t come together by accident.

They take organization, communication, cooperation and a team of people who understand exactly what needs to happen — and when.

From the clients, to the realtors, to the lender, to both law offices, every piece had to line up so one chapter could close in Manitoba and another could begin here in the Yukon. ❤️

And it did!

Congratulations to this wonderful family on their new home, their big move, and an exciting new career adventure.

Welcome to Whitehorse! 🏔️🔑

Your down payment is not the only cash needed to complete a home purchase.

Closing costs may include legal fees, title insurance, appraisal or inspection costs, property-tax adjustments, prepaid utilities and moving expenses. Requirements vary by property and location.

Building a closing-cost buffer helps you avoid using credit immediately before possession.

Budget at least 1%–1.5% as a starting point.

Buying a home with a rental suite can create monthly income and may help with mortgage qualification.

How much income can be used depends on the lender, the property, whether the suite is legal and the supporting documents available. Some lenders use an add-back method while others use an offset.

Structure matters—especially before you make an offer.

Review the property before relying on rent.
