The increased cost of living has put a strain on household budgets. Refinancing your mortgage can offer help and give your flexibility. Here are some of the benefits of refinancing:
• Debt consolidation
Collapse your expensive credit card debt and personal loans into one mortgage with a cheaper rate. The result is improved monthly cash flow.
• Change the amortization period. Increasing the amortization period will help to reduce the mortgage payment, and improve the monthly cash flow, and help offset the impact of the mortgage rate increase at the time of renewal.
• Access home equity in your home tax-free. Use the equity for home renovation, investments such as a rental-properties, and paying-off higher-interest debt.
• Offers financial security as the cash now available can be used as a cushion against a potential job loss during a recession, or unforeseen expenses.

In Canada, homeowners can generally refinance up to 80% of the loan-to-value of the property’s appraised value. When refinancing there will be appraisal costs, legal fees and discharge fees but the benefits of the refinance will more than offset these costs.

As the refinanced mortgage is higher than the existing mortgage, I strongly recommend an aggressive pre-payment plan which redirects a significant portion of the monthly cash flow savings into principal prepayments.
