Waiting for a lower rate doesn’t always mean a lower monthly payment if home prices rise at the same time.

Today: $550K home at 6.625% → ~$3,524/month
Hypothetical: $650K home at 5.875% → ~$3,844/month

Rates matter, but the purchase price matters too. The right decision depends on your numbers, timeline, and goals, not predictions.

Illustrative example only. Not a prediction or financial advice.

The Numbers Can Change More Than You Think.

• A 1% rate change can have a real impact
• Your mortgage balance and remaining term matter
• Don’t look at the rate alone
• Calculate the difference before you renew

Most people ask about the rate. Almost nobody asks these 5 questions, and they're the ones that actually matter after you sign.

1️⃣ How much extra can I pay every year without a penalty?
2️⃣ Can I double my monthly payments when I want to?
3️⃣ How is the penalty calculated if I break early? Ask for the number, not the word.
4️⃣ If I sell and buy another house, can I take this mortgage with me?
5️⃣ If it's variable, does my payment go up, or just the interest portion?

The rate is what you compare. These are what you actually live with for years.

Save this before your next renewal, refinance, or first mortgage.

Be honest, you've typed a mortgage question into ChatGPT at midnight instead of just asking a broker.

We get it. Some questions feel too basic to say out loud. They're not.

"Can I even afford to buy a house?"
"Is my credit score bad?"
"Do I need a huge down payment?"
"What if I don't understand any of this?"
"Can I buy on one income?"
"Is it too early to talk to someone?"

The honest answer to most of these? It depends, and that's exactly what we're here to figure out with you. No judgment, no dumb questions.

Share this with someone who needs the reassurance.

That moment when a buyer says they "lost the spark"

Listen — rates, homes, and timing aren't a romance novel. If the numbers still work, the spark isn't the thing holding you back.

Feeling stuck on whether now's the right time? Let's actually run your numbers instead of guessing.

SIGNS IT’S TIME TO REVIEW YOUR MORTGAGE RENEWAL
• Your rate doesn’t look competitive
• You’re unsure if your offer is actually the best one
• Your income, debt, or plans have changed
• You haven’t compared other options before
• You’re tempted to sign just because it’s easier
A renewal is a chance to review, compare, and make an informed decision — not just sign and move on.

Have a great mortgage rate but need access to cash?

Before refinancing the entire mortgage, consider all your options.

You may be able to keep your existing low rate on your current mortgage.
A HELOC or second mortgage could provide access to the funds you need.
You only borrow what you actually need instead of replacing the full mortgage.
Refinancing the entire mortgage may still make sense depending on the numbers.
Your mortgage penalty, new rate, fees, and financial goals all matter.

The key? Don’t replace a great mortgage without running the numbers first.

EMOJIS EVERY MORTGAGE BROKER NEEDS

🏠 = “We found the house!”
📄 = “Just one more document…”
💳 = “Let’s talk about your credit.”
📊 = “Let’s run the numbers.”
🔑 = “We’re almost there!”
☕ = “Another late-night mortgage file.”
📞 = “Quick question…”

Because behind every mortgage approval is a lot of paperwork, numbers, calls, and probably a lot of coffee.

Which emoji would you add to the list?

MORTGAGE TERMS SOUND CONFUSING? LET’S TRANSLATE THEM.

Buying a home comes with a lot of mortgage jargon. Here are a few terms worth knowing:

• APR — The bigger picture of what your loan costs, including certain fees.
• CMHC Insurance — Typically required when your down payment is under 20%.
• GDS/TDS — Ratios lenders use to see how your housing costs and debts compare to your income.
• Amortization — How long it takes to fully pay off your mortgage.
• Rate Lock — Securing a mortgage rate for a set period.
• Prepayment Privilege — How much extra you can pay toward your mortgage without a penalty.
• Portability — The ability to move your mortgage to a new property, subject to your lender’s terms.
• Underwriting — The lender’s detailed review before approving the mortgage.
• Equity — The portion of your home’s value you own.
• Renewal — When your mortgage term ends and you choose your next rate and terms.

Save this for your next mortgage conversation.
