Here are five things I tell every first-time landlord.

1️⃣ Price just below market — you'll attract more qualified applicants.
2️⃣ Allow pets — responsible owners often make the best long-term tenants. Charge a deposit.
3️⃣ Do your homework — references, paystubs, credit check.
4️⃣ Always meet renters in person.
5️⃣ Document everything — use the BC Tenancy Agreement.

Yes — there's chatter about rates going up. But the Canadian economy is still soft. Variable, in this environment, is a strategic play. Not for everyone — but for the right client, absolutely.

Markets shift. Your timing can too.

Greater Victoria has 3,710 active listings as of April 2026, and it looks like the numbers are going up. Buyers have leverage they haven't had in years.

But if you're trying to upgrade or downsize, you're stuck — because you also have to sell into that same market.

Unless, you structure the finance properly, and hold onto your asset until we reach a balanced market (or later). Don't sell because you think you have to. Sell, strategically.
