Before closing, you may still be able to make small adjustments like switching between fixed and variable, or changing your term (e.g., 3-year to 5-year). These are often straightforward IF done early.

But even small changes can affect your approval, and once you’re close to closing, options become limited.

In most cases, sellers won’t extend the closing for mortgage changes.

If a full lender switch is needed, it’s essentially a new application and may require updated documents or even a new appraisal.

This is why having your mortgage strategy in place before writing an offer is so important.
