The journey of life will certainly have many ups and downs. But even when life throws you unexpected curveballs view it doesn't opportunity to grow, to persevere, to become the best versions of ourselves.

Remember that we are all a combination of all the good, bad and ugly that we have experienced throughout our lives and well undoubtedly continue to experience these things.

If you can look yourself in the mirror and be proud of the person you have become then rest assured that all that blood, sweat and tears, all that struggle, all the pitfalls, all the mistakes made, and even broken dreams along the way were all necessary on your journey to become the person you are today.

Keep pushing, keeps driving, keep pushing yourselves to get out of your comfort zones and complacency to become the superstars that you truly are!

We can't control the things that are outside of our control. But we do have full control in regards to how we react to things outside of our control and the actions we take with respect to all areas of our lives that are within our control.

Over the past couple of years there has been substantial interprovincial migration from high priced jurisdictions like Toronto and Vancouver to major cities in Alberta like Calgary and Edmonton.

Not surprising given the more affordable housing costs in those cities in Alberta.

While the GTA and the greater Golden Horseshoe region real estate markets have been in a correction over the past two and a half years now, Alberta real estate price have conversely then on fire over the same period.

But what will likely surprise you is that I now anticipate a reversal of trend over the next 12 months for the following reasons:

1) Despite the real estate market correction in the GTA and indeed all across the greater Golden Horseshoe over the past 2.5 years, prices in some cities within the greater Golden Horseshoe are now about the same and even lower than Calgary.

That's not to say that Toronto or GTA real estate prices are less than Calgary but some municipalities within the greater Golden Horseshoe currently are.

This means that similarly and comparatively more affordable options now exist in great neighborhoods and within commuting distance of Toronto without the need to pack up your bags, leave your friends and family behind and moving halfway across the country to Alberta. And that's a big deal for those unable, not willing or who don't prefer to make such a move.

2) The unemployment rates in these select greater Golden Horseshoe municipalities is about the same and even lower than Calgary's unemployment rate. Which means that those looking for new employment opportunities in both Calgary or these select greater golden horseshoe municipalities are on the same footing. In other words, those looking for job opportunities are no better off moving to Alberta versus staying right here in Ontario closer to family, friends and their social networks.

3) While some of the choice municipalities in the greater Golden Horseshoe offering comparatively similar affordable housing may have smaller municipalities than Calgary they nevertheless remain within commuting distance of several other municipalities within the region and even the GTA thereby offering substantially more employment options and opportunities as the region remains amongst the most economically diverse across Canada.

4) Despite the massive population growth in Alberta including interprovincial population influx from other provinces the fact remains that the greater Golden Horseshoe region remains the largest beneficiary of newcomers to Canada as compared to anywhere else in the country.

However, Calgary's average household income remains higher than most municipalities within the greater Golden Horseshoe region so some sacrifices may still need to be made by those still contemplating whether to remain in Southern Ontario or make their move to Alberta or other lower cost jurisdictions within Canada.

Furthermore, despite the real estate price increases in Alberta over the past 2.5 years, most recent July 2024 real estate price gains in Calgary have now appeared to stall.

At the same time, low rise starter home prices in a number of municipalities across the greater Golden Horseshoe have largely stabilized and no longer moving materially lower either.

Ultimately, Calgary and Alberta in general are no longer the more affordable housing destinations they were even a couple of years ago and those looking to relocate from the greater Golden Horseshoe region now have comparably priced housing options largely negating the need to move halfway across the country to a city like Calgary.

It is for this reason that I expect a reversal of trend within the next 12 months with more people choosing to remain in Ontario versus moving to Alberta.

I'm both an avid real estate investor myself and own properties across several municipalities within the greater Golden Horseshoe and no each one of these municipalities inside out including the dynamics at play driving the real estate markets within those cities.

Updated lowest mortgage interest rates available today as per Canada 👇

Most 2 to 5-year fixed rates can now be had for under 5%.

While variable rates should continue moving lower as the Bank of Canada continues their rate cutting cycle and the yield curve reversion continues.

Notwithstanding any unforeseen geopolitical risks or any Black Swan events, I expect interest rates to continue moving lower from here.

Critical thinking is quickly becoming an extinct skill, and common sense is no longer common.
